So basically they are buying new land and reallocating existing land on the edges of the property, so that they can make expansions within the existing property, or so they can now build on some of the light green and dark green areas of this map, although these expansions could end up being simple things new roads, parking lots, laundry facilities, ect... over the next 20 years

No, the included new parcels do not reflect the land use change. This could be anywhere on the map, where development is not allowed. One likely candidate is the parcel east of the DHS parking lot. That would allow expansion on the DHS parking lot and a new parking lot built on that parcel.

Thank you! This is the most interesting piece of news to come out of Orlando in YEARS!

Remember a couple of months ago, Iger said that he had approved a major expansion at WDW but didn't elaborate? Everyone thought he was referring to Star Wars Land and no further curiosities were raised. By the looks of it now, it may be a lot more than just Star Wars Land and he means quite literally what he said! Can't wait to see what it all is. I doubt it, but I won't rule out a fifth park even! Most likely, it has to do with the wetlands currently east of DHS to be prepped for DHS expansion, but this expansion may be more than just for DHS. It may even be for new hotels as well and possibly a new connecting element.

Third, the area to the East of DHS is designated as conservation, and this permit makes it clear that the new wetland impacts do not touch the conservation areas.

So when they purchase other properties- like the one you mentioned earlier- strictly for conservation- does that allow them to develop on conservation property in WDW?

Meaning- they buy 100 acres 5 miles from WDW and designate it "conservation". Does that free up 100 acres in WDW? Or at least a percentage? 80 acres, etc?

In theory I assume it would , but this permit explicitly says that the new wetlands impacts they want to do will NOT come from the current preservation area. There are plenty of wetlands outside of the conservation area, the new land would help offset any impacts they make on these wetlands.

I am hoping that when Disney responds to the SFWMD's questions that we may get more information about their intentions.

Have other sites picked up one this yet? You all are my heroes, but sometimes it's refreshing to hear other opinions. In this case, I'm curious how the other sites have sized this....

This permit was first filed back in August of 2014. Sometime I September I believe Screamscape did a story on it but they seemed to be interpreting the content of the permit incorrectly and used that incorrect information to draw the conclusion that a fifth gate may built near Flamingo crossing. A number of other sites then picked this up and repeated the same incorrect information along with the fifth gate rumor.

The US Army Corps of Engineers is sending out notices to Golden Oak homeowners about the proposed expansion of roads throughout WDW. Here's the notice, with maps. Part of the notice concerns wetlands impacts. I'm also surprised to see another 28-acre expansion of Flamingo Crossing.

The original permit is requesting that Disney be allowed to impact more wetlands then originally allowed but it did not say where these impacts would be. The new documents explains roughly were these additional impacts will happen:

1. Magic Kingdom District: 169 acres
2. Epcot/Lake Buena Vista District: 59 acres
3. Studios/Sports district: 122 acres
4. Animal Kingdom District: 95 acres
5. Celebration West District: 89 acres
6. Celebration East District: 13 acres
7. Northwest District: 26 acres

Things continue to evolve with this permit. Disney has modified the permit to request 575 acres of wetland impacts of the next 30 years instead of 350 that they originally requested. I am still going over all the new documents they submitted but here is an article about it from The Disney Blog, and the original article from the Orlando Sentinel for people who are registered.

I am still going over all the new documents they submitted but here is an article about it from The Disney Blog, and the original article from the Orlando Sentinel for people who are registered.

I saw that on the Disney Blog also. That is a decent expansion upon the original request.

I made a mistake in my original post, it is a total of 575 acres, not 575 beyond the original 350. I have revised my original post. This is consistent with the document I posted about back in July which showed 573 acres of impacts.

Is the impacted wetlands the purple areas on the map or the green areas?

Green is the Wildlife Management Conservation Area, and the purple are the existing wetlands. The map does not show where the impacts will happen specifically, but the permit does make it clear that they will not come from the Conservation Area.

Do they have to specify where the impacts will come from...like specifically? IE: Will we eventually see a map that shows the impact like we've seen with the impact bore reports for the new roads?
