Off early today…ran out of work…!!!!!
There is actually plenty of work, but, contracts haven’t been finalized. One partner has eight design projects in queue. Happens from time to time.
The project I started on this morning was put on hold because the client needs to pay a surveyor to do a slope map. The site is located high above Lake Austin, and about the back 1/4 falls off a cliff. Of course, the clients want the house as far back on the site as possible for the views.
Unfortunately, with Lake Austin zoning, the percentages of allowable impervious coverage diminish as the slope percentages increase.
0-15% slope = no more than 35% imp. cov., 15-25% slope = no more than 10% imp. cov., 25-35% = no more than 5% imp. cov., and nothing is allowed to be built in an area with a slope percentage exceeding 35%.
Other two kickers to this project, there’s an existing house on the site, as far back as they want theirs, that’s definitely not adhering to updated LA imp. cov. restrictions, and the clients want a second floor above the main level, which is not allowed due to sight lines from other lots on the street. You can only go down to a walk-out basement-type situation, which is where the dude actually wanted a basement garage/man cave for his growing car collection (already has a ‘70 GMC pickup, and ‘69 Dodge Charger)…fun stuff, huh…?!!!!!
