New 350 room DVC tower coming to Disneyland Hotel

It’s been 9 months, and permits that appeared to be for this (impossible to know for sure) were filed in December. Any guess as to how long construction docs take?
Construction Documents could easily take the better part of a year and that is without and pandemic work stoppages. Even after building permits are issued work can be help. Epic Universe has had most of its building permits issued but is only just now starting to move forward.

The permits were pulled less than 3 months ago.

That would be foolish
Depends what your rationale for buying is. Is it any smarter or dumber than spending your money on like a Porsche or one of these Alfa Romeos that I see all over New Jersey?

It’s only foolish if you think you’re doing it as a play to beat Disney financially. If you’re buying it because you want it, and you can afford it, 🤷‍♂️🤷‍♂️🤷‍♂️. Terri Schultz will silently thank you from the drivers seat of her new Alfa Romeo.

But the reality still is they’ll kill it if they run head first off a pricing cliff

I don’t think they will. Disney’s prices in general seem high on the surface but I can’t remember an instance of Disney having a problem due to pricing anything “too high”.

Their pricing team seems to be on point.

In any case im not sure how they could justify more aggressive point charts than VGC (which are pretty aggressive!) or pricing more than a few bucks higher than Riviera. The most important thing in timeshare is to sell out the timeshare, maximizing profit is secondary to making sure you don’t get stuck in an Aulani loop where every year you’re trying to sell a “new” resort that’s one year older than the last.

you doubt the change in philosophy. There’s no downside for transient, older, stock slave execs and board members to do just that.

I think you can make the case that the DLH DVC tower will actually help them finally sell out Aulani direct. Aulani is priced fairly, both in terms of price-per-point and point-per-night. There's just not enough volume of people who are wanting to go to Aulani frequently AND go to Walt Disney World frequently. You can sell a Philadelphia buyer on the 12 different ways they can use their VGF points within a three hour flight, but you can't say the same thing to someone in El Segundo.

Now they'll be able to entice Aulani buyers with the DLH tower. You and I know that it'll be harder to book at 7 months than Animal Kingdom Value Studios, but the buyers don't know that.
