The only thing I can add, is that when myself and a buddy rented a house from a guy back in the day, he added an extra $50/month to our rent…because we were guys. He said guys are just tougher on things, and women aren’t. We heard him out. He said, even without partying, guys are just stronger, and things break easier, so he had to compensate for that…!!!!!
He actually made sense, and we understood, so we paid the extra rent (even though $50/month was a lot back in 1986)…!!!!!

That sounds like it may be pushing the boundaries of legality if it happened today.

Yea, probably, but we knew what he was talking about, because, whether we like it or not, dudes are just tougher on stuff…

Totally illegal here. You can’t even charge a security deposit here, or a pet deposit.

Not only that, it is illegal to prohibit pets. You can say you don’t have a pet, have never had a pet, will never ever ever get a pet … and then move in with a pet, and the landlord cannot kick you out.

for the rest. I remember you saying you'd need to sell but the decision never seems to come lightly. imho Spencer moving up north is good news and as for Ski I'm sure he'll find his footing and soar out in the big blue world. Sending oodles of prayers and pixie dust everything is sorted quickly
