Maybe some from NYC may move to TX? Average 1 bedroom in NYC is $4K per month , garage parking $400 per month , washer dryer in the basement shared by all.

In the city or outlying areas…?
Either way, it’s still insane.
Not long before Carolyn and I were married back in ‘88, we rented a 2-bedroom down the street in the same complex my MIL now lives in for $350.
Granted, that was over 34 years ago, but, they also reported that the rent increase was 26% Y/Y.

Midtown Manhattan, but my aunt lives in rent controlled 1 bed room since 1975 at $125 per month

My grandmother in Queens, then my aunt had a 3 bedroom for not much more than that. It cost the owner a bundle to get them to move to a smaller apartment when my grandmother moved to assisted living

Yep, stay there a while longer and keep saving.
When we first bought in ‘89, rates weren’t super low (although, about half of what they were in the late 70’s), but, home prices were very low.
When Megan and Daniel bought a coupla’ years before Emmy was born, they already couldn’t even afford to buy in our neighborhood, so had to move further out.
About a year later, Daniel quit working for Apple and went to Facebook with a huge raise. Megan has been able to stay home with Emmy and Audrey the whole time, and Daniel worked for about 1.5 years exclusively from home, and still mostly does.
Before things got really crazy, they talked for a bit about moving closer in, but, then decided they actually really liked where they were.
They’re really not that far out anyway…only about 15 mins. from us via toll road.
The housing market will fluctuate again at some point (although, with so many companies moving here, and existing ones expanding, it’s speculated that that won’t happen here to any large degree for a while).
Anyway, with your career background, you’ll know when the time is right.

OK, maybe I’m misunderstanding. Although I’m familiar with the term “rent control”, I’ve never lived anywhere it existed.
Has she been paying $125 since ‘75, as the research I did below would suggest otherwise…?
Just trying to understand…
