The reason the current owners are selling are many, including dealing with the city, and the retail section in the middle of the complex.

The restaurants got a good deal to lease in the complex, and reworked their leases years ago when the complex was structuring. Those leases are long term, and don't make the AGW owners that much money.

DtD isn't making much money either, and why Disney is once again trying to redo the area. Pushing out Retail for more restaurants. ESPN Zone is finally closing, to the delight of many in Disney Management, which was forced to run a break even restaurant, generating no profit.

I don't think this discussion was about which property was more profitable than the other. It's good to know Bubba Gump's is keeping it's tables full and making money, I suppose, however the health of AGW's restaurant business wasn't what I was addressing.

I'm glad the dumb jingling heads will be gone.

Actually smart - dumb people will spend money on overpriced bowling and food at DISNEYLAND!!!! just go to the park to have fun, what the heck?

I still think this place will be empty 18-24 months after opening once the newness has worn off. I've said it before, places like this are designed for corporate team building events. What corporation is going to book this place when they can go down the street to any number of other similar ones for half the cost.

I may have personally built something else, and I have my own opinions of Splitsville....
That said, I doubt Disney and Splitsville would have opened this SoCal location unless the numbers made sense even on even the most conservative metrics. Remember another 700 hotel rooms worth of guests and 6000 parking spaces of day visitors are coming to the area immediately adjacent to the Splitsville location in the next 36-48 months. Hate Splitsville all you want but I don’t see it failing.

I'm not hating, I just don't see it as a long term viable business in that specific location. Especially given that the entire DTD is getting a complete makeover in the next several years. And while they are completely making it over, with the new hotel as you mentioned, DLR will still continue to be a locals park for at least the next 5+ years (even with the AP changes just announced and coming in the future). So unless the demographics completely flip on its head I just don't see locals coming for repeat visits after the first few months. Meaning its likely not going to be very profitable for at least the first couple of years until the ratio of locals to tourists change.

If Splitsville would have come into another location near the resort then I could see it being a long term viable business. For example in GWM, it would have been better unfortunately Bowlmor went in there.

I have a sneaking suspicion that when Splitsville opened in Disney Springs that part of the contract was they were guaranteed a spot in DTD if sales were good. It probably just took them a bit longer than they expected to come to DTD.

It's an elaborate restaurant/pub with bowling and a strong brand. I'm not seeing how it wouldn't be a viable long term business in this particular location.

Its my own personal opinion. I'm not wishing it does bad, I just don't think it'll do well long term in a locals market. I will fully admit I very well could be wrong, and hope I am. I just don't see it, and have had the same opinion since it was announced.

I walked through last night and I think it’s pretty cool. I like the energy and the mid century modern look. Having a live band outside is great and the dining on the second floor with views of DTD looks very modern. Only thing I’m not fond of - how the lanes are separated in groups of 4 all over the place in different corners. It just feels a little awkward and I think some energy is lost in that way but I see what they re going for- Being able to have more intimate groups. However, I don’t have 4 lanes worth of people in my party pretty much ever. Unless someone is throwing a b day bash at a bowling alley. Overall, it has a an energetic yet kick back resort vibe.

You keep saying locals market. Where do all those convention hotel people go in your view?

Dtd has been big restaurant heavy for years and done just fine with the tourists and convention crowds

Yep you're right, its only convention folk that visit DLR. I'm convinced now, this place will be a HUGGGGGEEEEEE success. At the 25 year anniversary of its opening we'll be talking about the time I thought the place wouldn't be successful and laughing how silly I was.

Personally, I see both sides of the argument as I do believe Splitsville will be too expensive for most people, but at the same time I think DTD needs more to do than just eat food, shop, and see a movie (especially with AMC leaving soon). Truth be told, I'd like to see a theater built in DTD like the Hyperion in DCA and have that torn down to create more space inside the park.

To be honest, I'd like to see the entire thing razed. Outdoor malls are so 1990s.

The parts that aren't being used for the new hotel should be used for park expansion. Any shopping and restaurant needs can be put into hotel structure.

The attempt to restate the post into something entirely differnet shows you have no retort.

Thanks for the report. I haven't been, obviously, but I get the sense that they are not trying to promote their venues as bowling alleys. What I see from all their marketing is a restaurant + some bowling lanes.

Maybe so. Still felt like more of an awkward design layout than a cool feature.
