I would almost guarantee that you're able to book SSR or OKW right now.

Do you mean being guaranteed the ability to book BLT? That simply isn't possible. You would have to lose the luxury of being able to book different resorts, be limited to certain weeks, or you'd pay an exponentially higher amount for your membership. If you're good at planning ahead 7-11 months, DVC works like a charm. We certainly love it!

I just don't get the point of having a home resort at all if you can't get into it 4 months in advanced.

Up until fairly recently (maybe the last four months or so), Disney exercised ROFR fairly frequently. Disney exercises this right when it deems the sales price of a contract to be too low and it buys it for the agreed upon price (so Disney isn't 'offering' anything, just substituting itself for your buyer). In theory this can have a positive affect on resale prices (at least from the perspective of a current owner who doesn't want to see the value of their purchase drop dramatically), but in order for that to be the case, Disney must exercise ROFR at least sometimes. Others theorize that the market operates independently of ROFR, and ROFR has little affect on prices. (Personally, I believe it's somewhere in the middle--ROFR influences the market, but doesn't dictate it.)

Disney ceasing to exercise ROFR--except on BCV--indicates that it has excess inventory that it doesn't believe it can easily sell. I really wish we had the money to buy more points, as now is the perfect time to buy with Disney not exercising ROFR and contract foreclosures being really high!


It definitely is the right time to buy. I didn't plan on purchasing for a little while still since I don't need the points right now but probably will in another couple of years. However, I just purchased a 200 pt AKV contract at 76 per point. You really can't argue the large cost saving there (about 6000 dollars). You are able to get Saratoga Springs for the low to mid 60's per point now as well. This is why you hear the Disney salespeople telling you BLT is one room away from selling out when it isn't. BLT is the only current seller that is reselling near its Disney listed price. They want people to buy those rooms ASAP and then they will have a much easier time selling AKL and SSR.

Disney can find ways to fill its rooms. The room specials (4+3 or whatever it was called) and especially Free Dining do the trick nicely now.

And in the future, I would not be surprised if revised virtual queues (enhanced FP or even just a real virtual queue) could have extra bonuses thrown out to people staying at Disney resorts. Universal does it already.

The point of the home resort is that you can book it BEFORE anyone else. There is simply no way to guarantee availability 4 months out for every single DVC owner, that wouldn't even make sense.

With all due respect, I certainly hope your wife understands the product better than you do. You have a home resort window, exclusively, between 7 and 11 months prior to use. After that, it is open season to all Members.

I'm guessing (guessing, mind you) that the Family Spock is still in their rescission window. In such circumstances, a Guide can *sometimes* swap inventory with CRO to make a booking and close the sale. Enough of BLT is undeclared (i.e. still owned by Disney) that I imagine that's what happened here.

But, it's a one-time, only-to-close-the-sale sort of thing. And, even then, it doesn't always happen.

Edited to add: there are some DVCers on the DIS who are pretty plugged in and had *insisted* that the Blizzard Beach location/California-themed rumor was hogwash, and the next DVC resort would be built on Bay Lake. It will be interesting to see how it all shakes out. But, given the lead time required from land clearing to the opening of a salesfloor, I would not be suprirsed to see something started in DVC-land sooner rather than later.

DVC as long as you book your trips 7 months out you usually have no problems. And Dec is the busiest time of year so it will get more difficult. As far as benefits go i think there should be a little bit more but having a 100 dollar discount on AP's is nice. I just wish there was something on MYW tickets.

She does and I uderstand that is what they tell you. That was my major problem I thin that 7 months is to long.

Absolutely agree...more then likely it probably will be.

Not sure if this is a good thing though....how many DVC places does WDW really need at this point? Sometimes i feel it is encroaching on the Resort in negative ways with so many DVC properties. All those buildings ( and usually huge complexs) taking up all that land that could surely be put to better themed use ( as in Park related entities...)

I have mixed feelings about DVC.......

DVC is a good value for disney. Most dvc people like my self are gauranteed to visit wdw atleast once a year. Plus the hotel gets paid off by dvc sales.

Also AKL sales might not be doing good sales wise but actual room reservations i beleive are doing great.

PS So far kidani village is my favorite dvc resort.

Maybe the AKL sales are off because people just don't want to stay all the way by DAK.

Even with the promotions going on right now some of the hotels this week are far below 50% occupancy.

Not atypical of all timeshares. You have to be willing to book in advance to make it work. If you're a last minute traveler who cares about specific resort location, this may not be a good purchase.

Correction my wife just texed me we are in to BLT :D

Awesome news! We can't wait to actually stay here, but have no immediate plans to do so. AKV in December and BWV next October, who knows when we'll actually get to stay at BLT.

At this point I'd only really consider buying a DVC if they opened one on that spit of land between the TTC and the Contemporary, assuming Disney could find a way to build there without breaking the bank.

I just bought DVC as well and I have to wonder if anyone would choose AKV over BLT. BLT is cheaper for annual dues (no animals plus a highrise is cheaper to maintain) and it seems like BLT has more demand from current DVC members than AKV. The home resort advantage is useful at BLT where at AKV you could probably get what you want at 7 months vs 11. It is no surprise to me that AKV is selling slower when BLT is on the table too.
