Sometimes a 'checklist' is superfluous when it comes to brick and mortar businesses. Sort of like multiple shoe stores or children's clothing stores. Foot traffic spreads customers out to all of the quality locations. You can't look at a steak house (or any other foodie attraction) and say 'one and done'.Padrinos?! I don't think it would be any more successful than Bongos was(n't).. It certainly would be a downgrading of the space... You have Spanish Tapas right next door... Needs to be something more unique

I'm glad it looks like they aren't tearing down Bongos and Beatrix will just renovate it. I didn't think there was a market for a giant pineapple building, but it's one of my favorites so I'm glad it's staying!
