Actually anyone can book a DVC room, they just cost more because they are more like suites.
The 1 and 2 bedroom rooms have full kitchens, washer dryers and whirlpool tubs. Disney holds a certain amount of DVC inventory for cash rentals.

Here are the room rates for Wilderness Lodge Villas:

This isn't necessarily true, Cindy. "Anyone" cannot simply book a room at a DVC resort. Priorities and entitlement first go towards DVC members who own points in that particular resort, then to DVC members who own points in other resorts. DVC properties become available to "anyone" only if there is availability (i.e. only if the unit is not being used by a DVC member for the time period in question).

No offense, but I think we are splitting hairs here. Basically, when you book your resort, if a DVC resort shows up in the general reservation pool (which in my experience, they almost always do in some compacity), you are free to book it just like any other room.

Disney is not going to kick you out of your room just because a DVC member called at the last minute. If they do, they will most likely provide you with an equal or greater value room. This is probably not standard policy, but a staple of good guest service. This happened to us when we stayed at Saratoga prior to becoming DVC members. We booked a studio and they were sold out so we got upgraded to a 1 bedroom.

Again, no offense, as the general information was accurate, but if there is availability showing throught the regular reservation system then, yes, DVC resorts are available to everyone.

This makes me a little sad to not be able to stay in the North wing anymore. In September we had the third closest room to the MK. It was awesome and such a short walk. We are not DVC members but maybe we should be.

What Cindy_K said is 100% true. DVC holds a certain percentage of their resorts which can an will be sold. DVC members cannot use these rooms with points, only if they would like to pay (a discounted rate of course) for them. The DVC resorts even offer AP discounts to move and sell this rooms that they offer. Now this percentage may move around during the year, but if DVC retains 30% of the total occupancy then they will sell 30% of the occupancy during the year.

Now Jakeman getting a free upgrade is great. That will only happen to a paying guest. As a DVC member we will never get a upgrade for free unless a building blows up of something.

I certainly understand your point, Jake, and no offense taken. My point was simply to clarify that the DVC properties, at least in theory, are not open to the general public as just another Disney resort property. This distinction is important no matter how it actually plays out in the real world of reservations. A large part of the marketing of the DVC properties is that you are in an "exclusive" club and "own" your resort (through points). The CMs who sell DVC emphasize that DVC members get priority and that these properties are not available to just anyone who calls central reservations (unless the aforementioned availability scenario exists).

How many rooms are in the North Garden Wing? I would not mind these rooms being converted to DVC or the building raised and rebuilt in a similar size/footprint as DVC. I am just not a fan of a towering new wing like we all believe might happen based on leaked info.

I tend to agree with you, but based on the artwork, I'd say it's almost certain. Companies don't hire other companies to do extensive artwork and planning (which was clearly done) unless something has already been almost confirmed within a meeting of the "higher up" folks.

I'm not sure of the exact number off of the top of my head, but I'm sure there aren't enough rooms there to bother making into DVC. Not ot mention that they'd need 1 and 2 bedrooms on top of the studios, and maybe even a few grand villas.

This happens all the time. Disney may have contracted this company to design such a building and then for one reason or another, decided not to go with it. The Oct 1st "announcement" about a Contemporary DVC never materialized and instead, the Animal Kingdom DVC was announced. There might be several reasons why the Contemporary DVC won't happen. Perhaps it's too costly, who knows.
My daughter is a graphic designer for a large Chicago firm and she's gotten upset more than once because she's spent weeks designing and building product presentations only to discover that they are to be unused because the Client simply Changed their mind as to what direction they wanted to go.
Now I'm not saying that it's not going to happen, but the facts are this. The design for a DVC building suddenly dissappeared off the website, and the walls that are up around the North Tower buildings look to me to be exactly like the walls that were up during the South Tower Upgrade, so until I hear it directly from Disney Management, I wouldn't get too excited about this DVC happening.

There are a ton of reasons why the Contemp DVC should or shouldn't be built. Just because people were expecting an announcement for the Contemp DVC doesn't mean one was ever coming, which means the AKL DVC "replaced" nothing. It's been rumored for a while, as well.

I also understand, first hand, how concept art and possible designs work. This isn't the only thing I've hung my hat on as a reason why this resort will get built. There are several others I've mentioned in this, and other, threads.

Now, all of that being said, it's enitrely possible the resort won't get built, too. Why? Things change. Priorities change. Who knows how well the AKL DVC will do. If it doesn't sell well do you think they'll be rushing to build more DVC? Of course, not. It's the same situation with attractions and other proposed and "future" resorts of the past. Look at all of the artwork and OUTRIGHT ANNOUNCEMENTS AND RELEASES to the public that never happened such as the Asian and Persian Resorts.

The point is this. We won't know until they start building. ;)

Of course recent history has shown that DVC typically sells better than Disney perdicts.
Remember the Bonnet Creek DVC resort plan? What happened to that? Rumor mill says it would have taken to long to build, and they were running out of inventory at Beach Club. So Saratoga Springs was born.
Well Saratoga Springs is selling faster than expected. Perhaps Contemporary would've taken longer to build than Villas at AKL. So AKL wins.
Will they go back to Contemporary... I like to think they will, and that it will be next one after AKL's inventory gets low.

But if I was DVC I wouldn't say anything about Contemporary, wouldn't want people to decide to wait to buy to get the MK Monorail resort.

History has shown that DVC's best customers are the current members. So sell them AKL, they'll probably add on at Contemporary. ;)

I wonder how many SSR owners are itching to buy AKL. :wave: Oh right that would be me. :lookaroun
 
Well after looking at the pics of the construction wall and seeing the concept art.....

They have walled off part of the parking lot in front of the wing. If we see them starting to jackhammer the parking lot, we'll be fairly certain it will be to put up the CRV. The art clearly shows the building taking up a bit of the existing parking lot.

My husband and I have been trying to save money so we can one day become DVC members. This might just light a fire under us to save a little faster. It's such a beautiful resort.

We have been saving too! However we will have the chance to save that much longer as AKL is our absolute LEAST favorite resort so we will wait for the next announcement.

DVC Bonnet Creek (aka Eagle Pines DVC) went away after 9/11 and SSR was started because it would be cheaper to build.

I am not kidding you. I am not just passing on a rumor. It was announced by our awesome President Jim Lewis today at our meeting.

A Press Release should be coming out soon.


Please be advised that this is a proposed resort and is subject to change.
Ya know, i was on the monorail last week, and i saw that workers were tearing up the Driveway at the Contemporary's North Garden wing. I dont know if they were just working on the pavement or they are starting a new DVC. I am going back in a couple weeks, so i may be able to get a few good pics. See ya later :)

So by AKL becoming a DVC resort, does that mean you cant stay there unless you are a member. I thought it already was a DVCR. How many DVCR does WDW have, and how many do they need.
They are building a whole new wing and converting about 20% of the existing 1293 rooms to vacation club. So you can still stay there, similar to BW/WL/Y&B which have both.
As for how many VC's I would assume as long as they keep selling they will keep building. The only Resort without much room around it to expand is the Poly.
