Almost always new resorts have incentives as well if you buy x many points. It's usually a dollar amount. Those who have bought during slower times see better incentives. Add ons usually don't see this until about 125 or so points. If I add on only I won't get good deals as I already have 130 PVB and likely won't need more than 60 or 70 points. But if I buy new, I'll get them as I'll likely want about 200 at the new and they'll offer decent incentives at that point.I could see selling 150 points at the same price as 120 as a recession sales tactic...

Of course honestly this makes me like the area more. Being near each other has always been a good perk. Making my GF trip feel nicer since we are neighbors.

However, they always started incentives at 150 points, and they were the same price basically as the cash incentives you could have gotten in an alternate sale. When I bought PVB points, you paid for 150 and got 160, or what I did was pay for 200 and got 220. To be fair, the margins at Parks and Resorts were pretty massive this last quarter. People complain about a lot of things in life, but until there is enough data to say otherwise, I follow the money.Glad I just sold my two DVC properties. Poly was one of them. Does Disney really need more DVC? I mean people are complaining left and right about how mad they are about the way the company has been handling things lately, especially at the parks. Then I've read that Disney stock is down and Disney Plus has had a lot of cancellations recently. And there has been a lot of negative feedback on the Star Wars hotel experience/whatever it was called. The Avatar theme at Animal Kingdom didn't exactly bring in the hoopla it was supposed to but nobody wants to admit that. They were expecting Harry Potter-style numbers with that. Same with the Star Wars stuff, it's been kinda "Meh". Obviously people are now complaining and some have said they don't want to go to the parks right now or they are quitting anything Disney. Something about all these DVC expansions and park expansions is getting kinda of fishy to me. But it really doesn't matter either, because me and hubby have called it a day with Disney World. The place is not worth the money they are charging. The Disney family, especially Walt, are probably fuming at what it's become. I know some people are not Eisner fans, but where is he when the company needs him? I think he was good. But that's just my opinion.

You are conflating a whole bunch of issues into one. The bigger deal is they want more points to sell at WDW outside of Riviera. I don't expect VGF to last long either. Sorry you sold your contracts. Possibly once they really start. It will take a while to clear the land. I do wonder about that change in the shoreline though.Walking to MK from the Polynesian sucked anyway, but looks like this is going to completely close off that path for a while.
My guess based on past even with CCV and BRV (the anomaly of the DVC additions to a resort that had existing DVC) is that it will be shared facilities. The pool will be for the DVC rooms and others.Here's my question: Given how close the new pool will be to existing Poly buildings, will it be available to all guests to help ease congestion at the Lava Pool or will it be restricted to the DVC guests?

At the present rate, it would be another 6 - 7 associations between now and the 2042 expiry of Beach Club Villas, BoardWalk Villas, Boulder Ridge Villas, and some of Old Key West.
