All our insiders have been dismissing 5th gate rumors for years.
IF it was a new theme park, wouldn't Disney want to keep it under lock-and-key?

The phrase "Secret Project" sounds like:
1. It doesn't mesh with any other company division that holds D23 presentations, or
2. It's a big parks project, deserving of a separate hour long presentation

Exactly, it's an indoor park all themed Charlie Kaufman's masterpiece Synecdoche New York. Finally Disney Imageering will let us, the guests, experience the madness inducing anxiety of the creative process alongside them!

2) Announcing what it is (probably with a press release) on Thursday the 22nd, but having a presentation about it on Saturday is odd. It's almost as if there will be some sort of unavoidable, visible manifestation of the project on the floor Friday morning, so they better announce it beforehand, even though they won’t really talk about it until Saturday.
Someone needs to check Iger's schedule and find out where he's going to be on the 22nd. :)

If they do respond with significant new WDW announcements, they'll look reactive and behind the market.

Uni's got ahead of them on this one, and there's no getting around it.
They always have. And I think Disney knows not to underestimate Universal anymore. No doubt they've known about Universal's plans longer than any of us. Given that WDW is more than 50% of P&R revenues, they have to protect their baby.

If not a parks announcement, do you think it's studio or media networks?

I really don't see it being anything studio related. Hopefully an analyst asks about it at the Q3 conference call on August 6.

For a 5th gate (or 7th gate by USO standards), there would have been a large amount of land acquired for conservation to offset the developed land.

The announcement is more likely geared towards Disney as a whole, like the rumored Air Disney ✈

But hasn’t there been a large amount of land recently purchased for conservation offset? (As discussed elsewhere, likely not enough) No way is that Disney Air thing true. No profit margins in airlines.

This does feel like a Parks project. The timing is too convenient, Disney knows what speculation they just started. And they wouldn’t mess with fans that way. Maybe a decade ago, but not now.

Or said analyst could just wait two more weeks till they make the announcement. I think there are a lot more important questions to ask at a conference call. Particularly ones he/she will possibly get an answer to!

Wouldn't it be cool if they made a "mini park" somewhere? Kinda of like Disney Quest but an actual park. Doubt it would ever happen.
