I am confused, are the Treehouse Villas going to be there own resort? For example; when buying into them are you buying into SSR in the hopes you can get one of the villas (kinda like a Grand Villa at OKW). Or are you actually buying points specifically for the Villas? :shrug:

No. THV will be part of SSR (EXACT same point chart as a 2BR). There will be no "point separation" of any kind. Currently, Disney has no plans to officially reopen SSR sales by offering any incentives.

As I understand it, it will be phase 4 of SSR. While your points are appropriated for one of the these new villas, your home resort would be SSR.
If the Treehouses was it's own resort, it wouldn't be very fair for you to have that as your home resort unless a 2BR was the only unit type you would ever want. The reason is that your 11 month booking advantage would only apply to those treehouses which are essentially 2BR units. If you ever wanted a studio or 1BR you would have to wait until 7 months to make your reservation. Another reason is that there would be very few owners (relatively speaking) and so the MF would be pretty high per owner.
Think of it like people purchasing AKV right now are paying for Kidani Village units but own at AKV which includes both Jambo and Kidani.

Edit: Figment, does this mean they are not adding any new owners to SSR? Or just no incentives?

Just bought my points at BTL. Got some clarifications from my Disney Vacation Club specialist so if some of this information was already posted I apologize but figured I'd spill what I know.

BTL is not slated to open until September 1, 2009. The points you buy cannot be used until that date but your dues do not get charged until then. DVC Members that have BTL as a home resort can begin booking March 1, 2009. 2 Weeks ahead of standard DVC members. (We are already planning a Christmas Trip :D)

Members that add or new buyers that go at least 160 or higher will get Founder's plaques that will be silver plated and added to a fountain at Bay Lake Towers with only 1000 slots available. When I bought my points there were just over 400 already sold for the Founder's Fountain. The incentive right now is $5.00 p/p given for anything over 100 points purchased.

Oh, and its been posted but just to note that the Treehouse Villas are an addition to the Saratoga Springs so if that is your home resort then you get that added in as another option for rooms.

I'm beyond excited about our first trip to Bay Lake Towers and our upcoming first Christmas trip to WDW.

Just no incentives. But I would bet anything that changes when they find that SSR isn't selling without them. It would be downright idiotic to buy Saratoga from Disney instead of the resale market right now. However, there are plenty of people who don't know that, so maybe sales will be okay (I just can't see that happening with two other properties on WDW currently available). They're going to have to offer an incentive at some point.

Sheesh, you're out of the country for a few days and look what you miss!

Seriously, I was on vacation for a little over a week, and I cannot find any snail mail or email advising me of last Sunday's sale of the BLT points to DVC owners. How were you all notified??
 
When I was little and my parents told me we couldn't afford to go to WDW, I would still plan our vacations and dreamed of staying at the Poly or at the treehouses at the DI. Maybe if I start saving now, I can afford to stay in the treehouses in 2018. :brick:

There is enough demand that these rooms will always be fully booked by members.


I have to disagree, I often stay in the DVC villas, and I have never had any trouble getting in. I am in a DVC 1 bedroom Villa for xmas at the AKL, there are people who are DVC members who are on a waiting list for it.

I would find it disturbing if I was a DVC member.

Or for a one time stay, you could rent someone's points (there are websites that are for this purpose) and stay there relatively reasonably. :cool:

You don't have to fork out major jack before trying out a DVC property. Which is a good thing!

As a DVC Member I like it when Disney rents out DVC villas, according to our contract a large portion of the room rate must be put towards DVC members dues first. Have a good time, Christmas in WDW is always wonderful.

You have to look at it from Disney's perspective. Lets say you have 350 points and pay a mf of $5.00, that would be $1750.00 a year. Now lets say Disney can book the room for $750.00 a night (Two Bedroom). For 6 nights that would be $4500.00, who would Disney rather rent the room out too?? Hence the waiting list. BS but true. Disney will always leave rooms available to the "whales" (vegas term for high rollers).
I stayed at OKW last April on the Bounceback offer and saved 40% which made it a good value. But I couldn't or wouldn't pay rack rate for any DVC room. Actually I have yet to ever pay the rack rate for any Disney resort. If I don't get a discount I don't go.

DVC owns a portions of the resort and they rent out the rooms for that portion, and as already said by the OP the money helps pay maintenance for us.

We just received some info in the mail on BLT. As for DVD points it is the most I have seen yet but it looks like it is going to be very nice

I know you're a great poster, and a nice person, but I have to be honest and say that I have a real hard time believing that this is true. If it is, I would be extremely surprised. Does Disney really have a financing arm? Isn't that risky business for an entertainment company? Where's the capital for that come from?
It is true. Disney does finance the loan and it does not appear on your credit report.

Have yet to recv. any snail mail or email, learned about the details here!

And Yesterday we just became a part of the new BLT :lol: "Family". Cant wait to book our first stay...MK View!

Once the dock is built for the THV, they will share boat services to downtown disney with SSR... which currently share boat services with old key west... old key west is getting there own service to downtown disney... And instead of going to the marketplace with the port orleans resorts... were hoping to drop DVC guest off at the PI dock so theres not so much of sharing lines at the the marketplace... we have quite some time before it happens so hopefully by then they have some new stuff at PI to do...

And there is a few THV that are wheel chair accessible for sureeee
