Since the land is scheduled to open in early 2017, when should we expect actual construction to begin? I'd have to think it'll have to be well under way by the end of the year, correct?

Actual Construction is a weird term. What often takes the longest in Florida is the land clearing and leveling. When will they go vertical? I assume small parts might but 2015 would be structural and 2016-2017 would be more ride/wdi?

yeah, late 2014 would be my guess as the steel reaches the point that it can be seen over the walls at a distance. of course there will be like 500 tons of concrete to make into rockwork, so that takes some time

Which they announced two years too soon. Making the 'wait' even longer. For what could now be one ride. And a mess hall. And maybe a walk-through. They just don't get it, do they? They really really don't.
I know this is a discussion board so discussing is what we do LOL but I think this is a case where we need to wait and see...I still would be shocked if there wasn't two rides.. going by what jim Cameron recently said

i guess people dont realize how long something takes from pencil to paler to final brushstroke. there is always 2-3 to even 4 years of PLANNING BEFORE GROUND IS BROKEN. companies have to explore and retain licenses(material and intellectual), storyboards, bids from companies for production of equipment, bids for construction, plats, plots blueprints, demo, site clearing and grading, water and soil tests for conditions, corrections to water and soil conditions, excavation, foundations/piers, receipt of equipment and construction materials, verification of steel(right length, thickness, bolt patterns) structural analysis, wind and hurricane loading and certification, before the first damn piece of steel is bolted to a foundation. and someone jumped the gun WAAAAAAAAAAAAAYYYYYYYYY back at license procurement and released that avatar would be coming.

Disney Studios went from licensing to opening in 4 years
Harry Potter 3 years

Projects take the amount of time you are willing to pay for them to take.

Disney these days likes to stretch construction out as long as possible to spread budget over as many years as possible.

Don't even try. Yes, things take longer than people want to admit. However, the time frames that WDI takes to execute projects is absurd. Embarrassing really. It is also a big contributor to the huge price tags attributed to Disney attractions.

Two of the three large cranes that are on site have drills and are digging quite deep, at least 40 ft. I am not sure if this is just for soil tests or stabilization and progress towards foundations.

so you have proof of timing? a document perhaps, or is this from wiki? or the bus drivers?
potter was ANNOUNCED in 2007, how many years was the development going on before then? at the very earliest 2003, when Time Warner closed the Austrailian attraction. but there was talk since the late 90's about bringing it to orlando

The contract says that Uni had until July of 2007 to submit the plan for what they intended to build. It is likely that design work was going on before this agreement was signed,

Actually it states a business plan is due by July 2007 which includes what rides they intend to build, it says nothing about completed architectural plans

Licensee shall, no later than July 15, 2007 (and quarterly thereafter through the opening of the Themed Area as set forth in Section 3.22, and thereafter annually), submit to Licensor for Licensor’s written approval, a business plan (the “Business Plan”) setting forth Licensee’s plans with respect to its activities during the Term in connection with this Agreement. The Business Plan shall, without limitation, address the following matters, to the extent that Licensee has, at the time that any particular Business Plan is required to be submitted, formulated plans with respect to such matters:

(a) Proposed rides and attractions for the Themed Area;

Nobody is saying didn't have its team doing some Blue Sky type work prior to the signing, but you can be sure that they didn't spend large amounts of cash and time spent until the agreement was signed and locked down.

Design work concepts can be done in relatively short order. Couple months is plenty. Construction documents takes longer, but can run concurrently with multiple disciplines.

Well, in fairness, Avatar seems like much more of a bigger project and more work, so for the amount extra time it takes than potter, I think it is equal if not in favor of Disney.

I wasn't trying to imply that construction documents had been done, just that the date the contract was signed isn't a solid indicator of when design work started.

All of Disney Hollywood Studios was designed and built in 5 years, Avatar land was licensed in September 2011 and is scheduled to open in 2017.
Construction just started and is scheduled to complete in 2017 so that 3 years, it took that amount of time to build DCA an entire theme park.
