Yeah, there were some big clues a few months back when the fences surrounding the westin property were extended around Tiffy's and the construction teams moved their equipment to the parking lot.

Pretty sure they will just convert it into a parking lot, just to create a better vantage of the hotel from the street corner.

They can't do that without a zoning variance, which is very unlikely, as the City doesn't want a major intersection to look like a parking lot.

What more than likely will happen is that they will build an upscale Ice Cream shop that sells to the public, but will have a nice access to the Hotel.

But image is important in the Resort area.

So the Westin controls the look and how fancy the shop will be, and also controls the menu and pricing, which, like DtD, the pricing will be similar to the prices at the Hotel.

In this economy? It's doubtful the hotel will even make money for the next few years if not a decade.

If not a parking lot, I suppose they could just leave it as a fenced off empty lot. Those seem to be pretty popular in Anaheim.

I did a quick search for building permits, and absolutely nothing came up for that address except for the demolition permit. I suppose it's possible they merged the lots but ... who knows really.

So, I was curious as to what would be going in there, and all I can gather is... nothing. Talk about an expensive parking lot.

First of all, it sold for a cool $4,350,000 earlier this year to a company called "Ben's Ice Cream." My first thought was a Ben & Jerry's, but alas my first thought was wrong. Looking up the company name on the CA business search website, I find that Ben's Ice Cream is a brand new LLC formed for the sole purpose, according to the documentation provided to the state, to "hold deed to real property." This did give me their CA company address, which is 888 S DISNEYLAND DR #340. This leads to a property management company (Wincome hospitality), who's list of properties just so happens to include the Westin.

So it all seems to circle around that The Westin bought the site and is paving over it for an expanded parking lot.

Fantastic intel work on that, thank you so much for sharing it with us! I love that the Westin scooped up that property, as I hoped they would.

Here's a few Deep Thoughts on this from me in this thread from back in February, a few days after the fences went up around Tiffy's.

Here's a thought...
The big fancy Westin Anaheim will be opening next door later this year. The Tiffy's property comes right smack dab up to the Westin property along Katella, and I've shaded the Tiffy's property in red in this sketch of the new Westin.

I wonder if it would be worthwhile to the Westin developers to buy out the Tiffy's lot to help expand their street presence along Katella and make easier access for their driveway to the parking garage in back of the hotel?

With apologies to Auntie Mame, "You wouldn't really be losing a restaurant, you'd be gaining a driveway!"

Me and Mr. Westin; great minds think alike! 🤣

But this is good news for the overall Anaheim Resort District. It helps strengthen the Westin property and swanky experience, it removes a tacky eyesore, and it unifies the streetscape on Katella. There's about a dozen more small properties like this around the Resort District that are harming rather than helping, but Tiffy's being bulldozed is a great start!

So you are saying Disney bought it under a dummy misdirection corporation in order to build a theme park there just like they did Florida.

I like the cloak and dagger stuff Westin pulled off with Bob's Ice Cream.

But if you ever find OC real estate super-agent Paul Kott involved in property buys in the Anaheim Resort District, you can confidently bet a couple churros that the Mouse is also involved in that property. ;)

But Tiffy's prime corner location obviously was too good for Wincome to pass up, and they snatched it up to help with the Westin property's curbside appeal, and expand and ease the entrance to their parking structure at the back of the property.

What about the Eden Roc Inn & Suites next to the Westin and Tiffs? Is Westin going to eat that property too?

Good question. It's not unthinkable that Wincome would want that adjacent strip of land for future expansion of the Westin. This is the first Westin Hotel built in SoCal in over 25 years, and it's a brand that the massive Marriott group wants to return luster to now that it has completed its years-long takeover of only slightly less massive Starwood.

Hotels are generally designed with future expansion in mind, like the Grand Californian Hotel was designed with the ability to tack on a new wing to the south which they did in 2009. It's pretty obvious that you could expand the Westin's existing west wing further to the west over the Eden Roc property and expand the Westin all the way to Disneyland Drive/West Street.

For those not familiar with every 1960's motel and greasy spoon coffee shop in Anaheim, here's the Eden Roc Motel property highlighted in green just south of Tiffy's. The expansion of the Westin's mid-rise hotel wing onto this property looks like a no-brainer a decade or so from now.

OK, from the source, a hour ago.

The property will remain open land until its Best Use can be determined.

Aka, we are in no rush to do anything with the property until things stabilize, and we see how the area responds.

The Western is sill planning a mid-October opening.

The first job fair attracted 200 well qualified candidates.

Maybe they could put a gas station there.

The Planning Commission MIGHT approve it.

But I doubt that Wincome would want it. (Next to their Upscale Business Hotel).

The one thing that makes sense is a nice establishment that offers some sort of food, Coffee Shop (Dunkin'), Ice Cream, Fast Casual, etc. Something that complements the Hotel's other offerings.

Hi there! I worked at Tiffy's for about 5 or 6 years in the 90's. The Ben's Ice Cream is interesting to me, as the owner of Tiffy's was named Ben Hathaway, and they were really proud of their homemade ice cream. Probably nothing, but I found it interesting nonetheless.

I'm posting a couple photos that @George Lucas on a Bench took this morning on his ResortWalk that he placed in another thread. I hope he doesn't mind, but they're perfect for this thread.

The Westin is almost done and ready to open to... no one. But it's interesting to see how ugly Tiffy's would have been had it remained next door on that corner. I'm still interested to see what the Westin developers put there in the short term. Maybe just some basic landscaping? Or an expanded entrance driveway to their huge parking structure you can see in the distance?

For the Tiffy's Community here...

In another thread, @George Lucas on a Bench took this photo this morning of the Tiffy's site. I took the liberty of zooming in on it, and you can see that they are using the Tiffy's property as a staging and parking area for construction equipment. So far, no landscaping or Gardens of Versailles installation has begun there.

It's just a vacant lot where the guys park their cranes and junk.
