Question about AP discounts

I am thinking about taking the plunge and buying my first annual pass. My question is if I book now and apply the AP discount to my room for my May trip but decide not to buy the AP will they have a problem with that?

Also, if I buy the AP I realize they send you a voucher instead of the actual pass, would I need to stop by Downtown Disney and turn in my voucher for my actual AP before check-in or will the voucher work for me at check-in?

Last question, where at Downtown Disney do you turn in your voucher to claim your AP if I need it prior to Check-in?

you are supposed to validate your annual pass before checking in. some cms might let it slide or forget to check, but i wouldn't count on it. If you book at the ap rate and not have an ap at check in, I'd figure they'd bump you to rack rate.
