I don’t think they care that much as long as they’re spending moneyI think they actively try to keep people from plugging up the monorail resorts if at all possible. Now if they wanted to plus up an area like that, I'd assume it would be the boardwalk.
I don't really see this working as an idea -- all of the dining options will be fully booked months in advance, so it's not like it'll be easy for people to just wander around and choose to eat somewhere on a whim (absent QS places, although they could end up with long waits), and there isn't really any shopping. I guess if they could add shopping, but that would run into the problem I mention below re: Disney Springs.
More importantly, I don't think they have much (if any) interest in drawing people away from Disney Springs and the offerings there.
Beyond that, I'm not sure guests at the resorts would be overly happy with a ton of random guests wandering around at all times and making everything even busier than it is already.

There really isn't much space with the spa and the wedding pavilion. To be honest I don't think that would be well loved by those shelling out lots of money to have to worry about people crowding in on weddings because of food.They could create a whole promenade that runs along the water from the TTC to the new DVC, but that would really spoil the overall atmosphere of the resort... Maybe they could create something between the new DVC and the Grand Floridian... A coule restaurants and shops that would serve both resorts...

Make the promenade hug the waterfront, The Wedding pavilion is actually on an island, so that holds people away from the actual venue...There is room for several restaurants, a quick serve, a few shops... I have seen them standing and walking from the turn around which is why you cannot destroy that area. There isn’t much space between that and either the new build or between the pavillion and the GF DVC building.It’s no secret that Poly needs more dining capacity. Also the parties aren’t held in the turnarounds?

The newer walk up option has helped. I'll be honest with that. I’ve see availability the day of. To be fair booking out further in advance as a guest doesn’t appeal. 60 days is far enough out. Availability depends on what your booking and when, an Old Key West Grand Villa at Christmas time is something you need to book 11 months out, Wilderness Lodge and Bay Lake Tower are hard to get in the summer...I am not sure you have facts here correctly. BLT is often more available than VGF and even BCV or BWV. Sure OKW GVs book up but not entirely at 11 months either. The HH GV does. I have several friends who are not OKW owners who have had a GV there in the past. I booked one but opted to move inside of 7 months as well with a combo of my OKW and PVB points.
WL is quicker to book up than some but I have easily gotten in at 7 months. With BRV refubs it is harder to find next year. CCV is harder than BRV in my experience.
For the record I think it was you, but if not, just go with it. Who wants 2 showers in a studio? We do. I was just there with my 14yo and we were both using the showers at the same time. I loved it. I actually hope that they can find a way to do 2 showers in the 1 bedroom at this new build. It would be ideal for us.
Disney does have an issue with overpricing their rooms. They are not close to real 5 star resorts or upscale really. They are nice for what they are, but overpriced. Part of why we jumped to DVC.
I will be owning at both and I totally disagree. The like for like rooms really do give the edge to the Polynesian to us. The studios are better sized. The extra shower is incredibly useful. The views from the bungalows are beyond words. We prefer plunge pools to hot tubs in the summer. I don't think CCV was a huge improvement in rooms. Only in that they offered 1, 2 and 3 bedrooms. They'll be fixing that with PVB soon enough though.
No trip planned. Not stripped down either. Closer to the lodge rooms and not the more rustic BRV is. We prefer CCV theme to BRV tbh. But we bought resale as I couldn't stomach the $6k difference. I could afford it but the difference was too great.
