That doesn’t change the point of my post. No matter where this development was built that would be the case. This would never become “Disney’s Affordable Housing”

I never said it would be Disney's affordable housing.

And that's incorrect. There is acreage within the boundaries of WDW that could be utilized without impacting infrastructure that is already insufficient to support those of us who live within the immediate area.

And Disney can claim a deduction. I'm not understanding how this is bad as some seem to frame it, they did a good thing as a corporation

No one is saying building affordable housing is bad. It's that the acreage selected to build a 1410 unit complex will have a negative effect on existing roads, drainage, and other infrastructure. Hartzog is two lanes from just past the Marriott to the intersection with Avalon. There are existing neighborhoods behind the proposed location.

And this is an ongoing problem in this state. Little thought beyond taxes is given by local government. How will it affect traffic? Schools? Existing neighborhoods? Infrastructure?

I've watched high density student housing built on roads that cannot handle existing traffic or be widen, creating traffic nightmares.

The neighborhood my daughter lives in has a huge apartment complex being built right behind her back fence. The only way in and out of it is the little street that dumps into the roundabout 20 feet from her driveway. The HOA tried to stop it. The streets in her neighborhood can't handle the volume. But the City could care less because of $$$$...undeveloped property doesn't generate tax revenues. Forget that the streets in the neighborhood are incapable of handling that traffic volume and the decline in property values of the existing neighborhood.

I’m hoping it at least gets downsized. Roads can’t handle the traffic at times already, the existing businesses are not capable of handling the excess customers this will bring, and Walmart gas, for instance, often has a 10-20 minute wait to fill up.

I’m fine with it going in, I just hate how it’s set up for failure. We need better roads, we need better cellular, we need more gas stations, we need more grocery stores. None of this will be put in, or at least in a timely manner. As a resident of this area, I could care less that affordable housing is going in. I have nothing against affordable housing, and I’m fine having it in my “backyard”.

The point has been made on this thread already, but this area just can’t support the affordable housing at this time.

WDW is not designed to support this kind of development. Where’s their grocery store? Access to schools?

It’s interesting to me because this is definitely not the only residential area being developed in the area but it’s the only one designated as affordable. Are you actively trying to stop the others too or just those of the affordable variety.

Someone in this very thread has said it should go inside the gates of WDW.

Infrastructure is always playing catch-up… everywhere across the country. Even on the very need for affordable housing they are playing catch-up

Those other residential areas are being developed with improvements to the existing infrastructure occuring. Widening roads to handle the increase in traffic. Installing traffic lights at important intersections. Improvements to storm water drainage.

Whether it's affordable housing or not is NOT the issue. The issue is the construction of a 1410 unit complex on a parcel that needed improvements to infrastructure aren't considered.

You want to build it great, just give the area a chance to be built to meet the demand of the number of residents we have before you add even more. It's not just the public sector infrastructure that's problematic. The private industries haven't even provided enough cell coverage in this area. If your not on WiFi you basically can't make a call from your house.

Very true - Apts that are adjacent to established neighborhoods make a decline in property values.

The complex can be built on property that is both available and has the needed infrastructure to support it, especially roads that can handle the increased volume. That stretch of Hartzog cannot.

However, moving it over near the College Program apartments, which has the infrastructure already in place, is a much better idea.

When we lost power for 6 hours on Monday, I also lost the ability to make phone calls because of the lack of cellular service in the area. Not just in my neighborhood, but all along the Avalon/Hartzog corridor, including Flamingo Crossing.

As more and more homes forego landlines, cellular capacity is critical. And this area doesn't have sufficient coverage for those of us who live here now.

Damn straight.Get those property values back down to where they belong. It's insanity.
Bought cheap years ago even though I didn't think so. My values are currently 4x more, not selling even though I get daily calls from agents to try to buy my home. How some can afford to buy homes now that's amazing but if you are in some parts of the expensive real estate and property taxes Northeast, get ready to bid and get turned down by a number of offers higher than yours.

The only people getting rich off these developments are developers and county governments. The tax base increases but taxes continue to go up. Developers should pay for all need infrastructure not the current residents.

More strip malls being built because of more apts will result in more customer traffic. I've never heard of taxes going down.

That’s how they do it here in NV, the upside is it lowers taxes on existing residents, the downside is lots of sawtooth roads, 2-3 lanes in each direction near developed land that goes to 1 lane in each direction near undeveloped land, then back to 3, back to 1, etc. Even one empty lot can create a couple hundred foot section of 2 lane road on an otherwise complete 6 lanes street that creates traffic chaos. Another downside is brand new roads are often cut up within months of being laid down as the next lot is developed and has to add their utilities, etc… lots of waste.
