Ideally we would like to stay on site. One family is a family of 6, one family of 5, one family of 4, and one family of 2. The family of 2 is my in laws. What would be our best option?

Size wise it looks like you're looking at a Suite for at least one family, unless you broke that family up and had one family member stay with one of the other families, then you could get away w/ Bayou rooms at POR w/ a trundle bed possibly. Art of Animation? Go in together and get 2 Villas? It all depends on your price range.

Okay we are complete rookies, where are the villas? That sounds like a good option.

Last time I went was in 99 and stayed at a value resort. Went there for senior trip.

Not sure of the price. In laws are wanting to take the families. It's all of my brothers in law's and families.

I am a planner and want to bring some options to the table.

Value Resorts are a good price, but a family of 6 won't fit into any of them except the Suites at Art of Animation, which are great! Animal Kingdom, Treehouse Villas, Contemporary are a few.

Staying offsite w/ that many people you're running into renting several cars and coordinating who's driving, parking, etc...I'd stay on site.

If you choose to stay offsite, you can't beat Doubletree across from DTD. The rooms are large, have a kitchenette, have a privacy door between the bedroom and living room, are all refurbished, have busses to all the parks and DTD, have two bedroom units and are as close to the parks as many of the Disney resorts. You do have to watch their site as they will discount the rooms a lot as your days come closer. We actually ended up paying 100.00 a night less than when we first made are reservations by watching the site daily.

Your family of 6, are any of the members under the age of 3?
What month are you planning your visit ?
What is your per night lodging budget per family?

If I only wanted to stay on site:
If this were my bunch I would rent a 2 bed with dvc points for the party of 6 and party of 2 and have the in laws parents take the master bedroom. Then I would get a 1 bed for the fam of 5 and a studio for the fam of 4. This would give me deluxe accommodations.
The other alternative would be a family suite at ALL Stars for the party of 6 and 5 and regular rooms for the party of 4 and the in laws.
This would give you value accommodations.
Then there is the possibility of getting some pretty good rates from the Swan/Dolphin which puts you right by EPCOT, able to use Disney transportation to access the parks, EMH and you might have a shot of getting rooms if not all adjacent then same floor/nearby one another.

Cheapest would probably be staying off site

With this many people, if the family of 6 can stay together in a standard room (e.g., if at least one of the children is under 2), and the family of 5 also has at least 1 small child, I'd suggest three rooms (some connecting, if desired) at Port Orleans Riverside, a moderate resort which has standard rooms that can sleep 5 or more (2 queen beds plus the Murphy bed plus a baby in a pack 'n play). This is especially true if the families don't plan to spend tons of time in their rooms.

You could do some combination of DVC villas, but it's crazy expensive unless you're renting points, requires a lot of advance notice, and you'd need to purchase extra insurance since it's non-refundable.

How much are you looking to spend each night for your rooms?

Onsite prices can range anywhere from $100/night to $2500/night. Based on what you describe, you will need either 6 Value Resort rooms or 5 Moderate Resort rooms. As a group, you are looking at a minimum of $600/night to stay onsite, probably much more.

Offsite will be much less expensive. There are some reasonably priced and spacious 4-bedroom houses or 2-bedroom condos to be found for $100 to $150/night.

Check out Wyndham Bonnet Creek (WBC). It's not a WDW hotel but it's right next to Disney's Caribbean Beach Resort. Prices usually are negotiable on eBay and it's possible to get a 2-bedroom condo for about $100/night. Their 4-Bedroom Presidential Suite sleeps 12 and can go for about $200/night. From WBC, it's a short drive to the theme parks.

Again, if you give us a ballpark idea of how much you expect to spend per night, then we can tell you what are your best options.

There are so many resorts, all of them with unique themeing (some stronger themes than others) all of them with various pros and cons. And they're all going to be vastly more expensive than comparable or larger rooms or suite that you'd either find offsite, or onsite but not DIsney-owned or operated resorts.

Now when you talk about the 4 families being together, are you looking for all in the same resort? Or all in the same suite or villa? There's no single unit of any size at Disney big enough for all four families, you'd have to split it up into smaller groups. Disney's website of course will have info on each resort, the room sizes and the locations and the available amenities. I think this site has good "Disney-friendly" reviews of each type of resort, meaning that clearly they are Disney fans, but not getting paid off by Disney to blow smoke up our keisters.

Look down the left hand side of that page or links to each individual Disney resort, and from there you'll find pictures and maybe some video, reader reviews, and the "rack rates" for the rooms minus any current promotions or deals.

After you check out the resorts, the big questions would be what you're looking for in your resort? Is it just a place to sleep and shower before spending all day every day in the parks? Or do you want certain amenities - sit down restaurants, lounges, gyms, quiet pools, etc? Is location important? Do you want to be super close, perhaps walking distance, to any of the parks, or the Downtown Disney shopping/dining/entertainment complex?

There are just a lot of variables to say "4 families? Oh yeah, Resort X, definitely."

If you want to stay on-site I would definitely look at Art of Animation Family Suites or the Villas. Like others have said, if the family of 6 has an infant, then Port Orleans Riverside could be a great option as well. I would definitely suggest looking at time when discounts are offered for on-site hotels to save the most money.

I couldn't agree more with @jlsHouston the villas may be expensive but if u can afford it it's the way to go. We go every year with 4 families (26 ppl). The villas are nice because you're not crammed in a hotel style room. Traveling with that many people (even in the happiest place on earth) can get a little frustrating and people need space. I've stayed in all of them but kidani at animal kingdom offers 3 bathrooms and worked wonders for us. We just booked for august by renting vacation club points (my parents are the only ones out of the group who haven't bought yet...we bug them every year! Lol)

Staying on property will be less of a hassle with a large travelling group because getting to/from the airport on Disney's Magical Express is free where off property you'd have to rent a car or get a taxi. In addition, getting from off property resorts to the parks their bus service doesn't run as often so getting back there for afternoon pool time/naps will take much longer. I'd look at the Art of Animation family suites or 2 connecting rooms for each of the parties of 6 and 5.

At some moderate and Deluxe level resorts you can have up to 5 people in a room. Now here's the trick though, take 1 member from the family of 6 and put them in the room for the family of 2 for the reservation, making your 4 room totals 5, 5, 4, 3. Now they don't have to physically stay in that room, just need that for the reservation. You can bring an air mattress or they can catch the couch or something but its a way around from having to spend extra money in villas or a family suite. On my past trip another family I was with had 7 (hubby, wife, 5 kids) in a standard room at the Poly and it really wasn't bad. They had 2 in each bed, 1 slept on the couch, 1 on a air mattress and a 5 month old in a small crib.

I love when my family has gone to WDW in large numbers! It's always a ton of fun. You could reserve 2 guaranteed connecting rooms for the families of 6 and 5 in the values and, in some cases, it'll be cheaper than a deluxe and you'll have more room. And did I mention 2 bathrooms, as well?
