Buildings 90 and 95 are the Royal Guest Rooms. According to Portorleans.org (which keeps meticulous track of all things Port Orleans), they stopped the 2019 renovation in November 2019 without ever getting to the Royal Guest Rooms.

So whatever the timetable to reopen Riverside is, I wouldn’t be surprised if it is at least 90 days from May 15 (so ~August 15) as it generally takes Disney 75-90 days to fully renovate a large empty building of guest rooms.

I am not sure. There have been a bunch of permits for that address over the course of the project. I have a feeling it might be a placeholder address for a larger part of the project.

Thanks for the tips! I will definitly start using the guest access. The other tip will be really handy for the software I created to maintain the permit list.

This would require them to already have pulled a permit for the refurb though, right? I assume we'd have heard more about that through the grapevine if there were information to be leaked. This is also listing the room numbers that already exist in the current DVC building. I would expect this is more likely their soft good refurb and not the conversion of building 9. The timeline kind of matches up.

it's true, we can't be certain but the thinking is the VGF soft refurb will come after the PVB soft refurb, potentially even using the same contractors so the soft refurb permit has not been applied for yet

New Horizons Construction Services is the firm that took over and is finishing the SSR hard refurb and lined-up for this VGF permit
Balfour Beatty Construction LLC is the firm that is permitted to work on the PVB soft refurb

They could be related, but don't forget the VGF soft refurb was scheduled for 2020. PVB's DVC refurb got moved up to coincide with the rest of the updates happening at the resort. Given that there will be a conversion and 200 new studios added to VGF, then it makes sense that they would line up the two things and put them in order. If we're going to discuss relevant facts, then we can also point out that this job isn't supposed to start until next year, yet we have a notice of commencement now for the project. For each building they renovated this year the NOC documents showed up much closer to go time, and specifically listed the buildings they were working on. And here we have specifically the building and the range of rooms they plan to work on. My expectation is that this is related to a refurb on the current DVC building. Perhaps they are going to slowly work on it to not take too many rooms out of service until the new addition is done. That I can't say, but all I'm able to see are the commencement documents and not the relevant building permits that go along with them.

I think you're making a jump here trying to fit all the pieces together. I'm fully open to the idea that I could be wrong and that this is related to the conversion, but I see no indication that this is the case. I'll go out on a limb and say that you'll see a permit for alteration of Big Pine Key, building 9, and then after that possibly a separate general construction permit with different naming if they change up the IDs on that building. I won't clog up this particular post with any more conjecture as future documents will show whether either of us is right.
