I could not agree with you more. I am in Mcclellanville and its small town pop 1000 (used to be 500) Unfortunately people move in for the layed back life style yet they want to change it into where they came from. My answer to that don't come here
Have you checked Zillow or any of those sites lately? The prices you see in McClellanville are really jumping to absurd levels. The close proximity to Myrtle is one thing, but they are a good drive from Mt Pleasant. Can't imagine that A.M. commute when things are back to normal....17 would be backed up well into and maybe past Awendaw.

Awendaw had seen tremendous price jumps as well, but it has REALLY cooled a bit.....a development near the Sewee Outpost was going in the high 700s, and had NATURAL STREETS, no amenities.......

McClellanville will be insulated for a while, until Awendaw growth is sustained....Awendaw HAS to grow as Mt Pleasant has few remaining lots to build......

Since water and sewer were extended out to Awendaw development has exploded. The commute for me got to be unbearable retired early

I'd like know what % of Florida APs requested a refund.
We're not Florida AP holders (we're 10 hours away in TN) but we requested a refund. We had a little over two months left till renewal in May and we decided we wouldn't plan a trip within two months of re-opening. In fact, probably a lot longer than that. We'll wait till the dust settles, attractions are open, and the threat of virus has decreased dramatically. We'll be AP holders again....one day.

I don't know if you know Bluffton SC at all but it's been full steam ahead during this crisis. Construction has not stopped at all. We're not a big city but construction has been hitting a huge demand the last couple of years and it is full on for how big we are. Hate to say it reminds of about 2007. I do know spec homes have stopped being built as of the last month and everyone is leary of starting anything new. The other side is everything under way is continuing. Just that is a year worth of building.

We'll see how this works out but the strange thing is a bunch of people from big cities up North seem to think it's time to leave there for SC. I know realtors making sales right now. Question is, is there a bunch of people with enough money up North to say, "To Hell with this I'm done and out of here." ????? I don't know how this will turn out but I can say our hospitals are laying off people from lack of demand. Sorry we just aren't dying as predicted. The rest of their business is gone.

We really don't need a wave of people from the North but I can see that happening, actually it has been happening for years but we really don't need a load of people moving here. Don't know what will happen here?

The problem with the bluster...and most cities/areas on the planet do this...is that while the residents say “we don’t want none”...the economic goals of the towns are to draw as much outside money in as humanly possible to pay for the public costs for “free”

I see it where I’m at in beach municipalities in the north and it’s very much a thing in the south as well.

I expect a lot of “us and them” talk to be forthcoming from Florida...some public blowhards have already made some comments...

Yeah...pick fights with where the money comes from...that will work.

I suspect that when the parks reopen to full capacity pricing will be similar to present pricing and deals will have to be offered to entice guests to visit. The economic damage is going to slow down the economy and there will be less money spent on Disney vacations.

However, if the parks reopen with a reduced capacity and with special operating procedures then I think it's very likely that pricing could be significantly higher for this period of time. The sole ski area that reopened recently did so with reduced ticket sales, a reservation system, and priced their lift tickets at DOUBLE the regular rate with no discounts accepted.

If Disney reopens with a reduced capacity they're going to need to control the crowds. Pricing is a very effective tool to do so. I fully expect that they will impose restrictions on passholders, including possibly not reactivating passes until they're back to running at near full capacity. If they can only reopen at 25% of normal capacity they're going to need to focus on covering their operating costs. Catering to passholders is not going to work.
