When you're the leader, you don't have to follow.
I'm assuming that means higher commissions on those units, as well?
Probably best on just the two, though. A little encouragement to purchase some of the less popular units. At a half a mil a pop, most folks don't wanna' see their whole neighborhood as a buncha' carbon copies, even with duplexes/townhomes.
Just curious, if ya' don't mind...
What is the heated/cooled area of the units, and are there any parameters as to how the units are dispersed throughout the subdivision?
The difference in commission is a mere $11 - $40.

We have very strict rules on placement of similar units - there must be a separation of 3 houses in between. For instance, if the M1, Elevation A & B are placed on Lots 1-Left and 1-Right, then it cannot be repeated again until Lot 5-L/5-R. Same for the same brick colour scheme.

Each house type (except the M5) has 4 elevations (exterior look).
The M1-A is paired with the M1-B. The M1-C is paired with the M1-D.

Square footage ranges from approx. 1600 - 2000, with each home having an additional 600 sq. ft. finished in the basement.

The two largest units were selling the most, as they had the biggest basement area. Indo-Canadians often put in a basement apartment, either for newly immigrated family, or for a rental unit.

I don't think we are going to sell any/many of the smallest unit (M1), so when it's time to pre-site the final lots, I'll probably skip it. The M4 can only fit on the deepest lots and the M5 is a corner lot plan, so those sitings were determined early.
That leaves approximately 20 or so lots (x2) for the M2 and M3.

It's a delicate balancing act to space them out properly, so we're not stuck slotting in a bunch of unwanted M1's at the end.

And this rounds out your crash course in [insert name of site here]. Are you available to work for me this week? I'll leave the key under the mat, and PM you the security code.

Well next year you get to make out with Adrian Brody at least.
I don't know who that is. Google search coming straight up.

On the minus side, she's one year older than me, and mother to a 6 year old and a newborn. No thank you!

Hey, 11-40 bucks is 11-40 bucks. ;)

That all sounds pretty much the same as down here when it comes to lot dispersment, unit pairing, elevations (usually about 4 here, too), material choices and colors, etc.

Then, the basement is finished, but, not heated and cooled...is that correct?

Sorry, but I gotta' wrap up and shut this store down, but, all the rest of that up there is so very familiar to me from over the years. :)

BTW...
Yes, I'm available for closing shifts, just like here at the store. Just let me know when. So I'm ready to go at a moments notice, I'll put my noise cancelling headphones in the car tonight...! ;) :)

Basements, whether finished or not, are heated (and cooled if A/C is included). Garages - no.

He won Best Actor the year after her. When she announced him as the winner he ran up on stage and gave her a pretty long kiss before giving his speech.
