I hope your right. I want to see both parks expand and draw more people to Orlando. I also wonder if Universal will ever start selling timeshares. That is where the real money is anyway. Look at the profit margin Disney has on the DVC. 8 days at the GF in a studio requires 145 points at $165 a point. Disney gets $23,925 for that. I bet it didn't even cost $50,000 to build and furnish it. Then they make money on the fees no matter what anyone else says. They build in a big profit on all the services that Disney provides. And then in 50 years Disney gets all the property back for free and can sell it all over again.

Anything planned for the plot of open land adjacent to Cabana Bay? You could easily fit a water park there.

Keeping everything west of I4 seems like the more likely route for now.

I guess there is no reason why Universal can't do whatever they want. After all every property owner would be thrilled to sell their land to Universal or have Orlando use eminent domain and just take it. No one in Orlando would ever complaint. On the otherhand I think if Disney tried to get the legislature to give them the rights they did back in the 60's they would lose the vote. Do you really think Florida is interested in $10.00 an hours jobs at either Disney or Universal? Orlando and that State of Florida are more interested in high paying jobs and would much rather see Lockheen Martin expand than just let let Universal or Disney do whatever they want. What I know Universal wants right now is a water park and 5,000 to 10,000 more hotel rooms. They can do that with no problems but as been previously posted on this site under a different thread the number of employees available in Orlando is limited. Why would someone move to Orlando to take a $10.00 to $15.00 an hour job when they can move elsewhere and make so much more?

I don't know why you keep going on about eminent domain concerning Universal expansion when it is highly unlikely that would be involved at all. Comcast has the money to throw around, and the overall values aren't really too high...right now.

That is not big enough for a third gate. You have to build parking and other support items. Besides too many other owners. IE hotels that would not want to sell
True. Actully there is a proposal for a17 story resort on 1.7 acres of land next to the extended stay. Highly doubt this land is used for a third gate. Won't happen.

Property values are not what matters it is do people want to sell and you think everyone would but look up the number of court cases there are. Cities have finally learned they can't just use eminent domain and many people don't want to sell and it's harder to make them than in the past. Plus some people would take pride in keeping property from either universal or disney. Look at some of the holes at Disney. Bennett Creek has both Wyndham and Hilton because of that.

Cases of eminent domain typically involve individuals who are too connected to a property to give it up. In this case, most of these existing businesses are not hard to relocate, and there are lots of hotel rooms to go around right now, with Universal planning on adding more, which would negatively affect those off-property hotels. Given that you're dealing more with "businesses" than individuals, I tend to think $$$ would win out if it makes sense for the businesses (and I think it does, that Days Inn, for example, is a dump).

Obviously the shape of a future park could be made to fit the plot and it may not have such a large lagoon.

Room for parking too, though i'd assume the existing parking structures would also be expanded as per their design and be connected to any new development via the proposed people moving system.

Also, as with developments over I-4, it isn't as if nothing has been talked about with existing property owners and the city. Because they have been doing. For a few years now.

So why couldn't this happen again?
Just looking at that image, it seems it would be easy to do another little hub on the opposite side of the garages. Maybe event try to extend City Walk along the way as a sort of larger connective thread.

It is billed as Royal Pacific Resort Expansion, but looks more like a sister hotel similar to Swan and Dolphin.

Thanks to Parkscope and Screamscape for doing all the heavy lifting.

If Universal continues on its current roll, then it's gonna need another hotel. It'll be interesting to see what it'll look like when completed. Cabana Bay looks awesome.

With the Megamall proposal, International/Universal can certainly handle that!

The iSquare project is likely to be completely dead, or at least a shell of what was announced, by the end of the year or early next year. I said they wouldn't be able to put that kind of added stress on that intersection area, and the city came back and said just that. I said their current lot was way too small to handle what they wanted, and there wasn't any other land to realistically buy for it; the city came back and said that as well. I'm expecting to see several more I-Drive related projects that are too much to actually pull off over the next year or two.

As to the actual topic of this thread...I'd be very interested if Universal Blvd. were to be widened to three lanes from Sand Lake to Pointe Plaza, as that would indicate an expectation of serious upgrade in traffic flow. If the Orlando Eye complex and the work on the Wyndham site haven't pushed it to that point yet, it would take a pretty sizable project to do so...
