Even if they closed Fantasia Gardens, that still seems like too small of a space for a hotel unless it's a high rise stacked on top of a parking garage. I suppose they could fill the ponds in for more room.

Actually, that's been revised downward based on leaked plans (which may or may not be the actual plans in the end). But the idea is that it's more of a boutique (unique and relatively small) hotel of suites...
Rooftop terrace should have a semi decent view of both DHS (although extremely offset) and Epcot (although further away) fireworks:

It is. The new tower building covers .73 acres. Swan covers 1.3 and Dolphin 4.4 (not counting the convention buildings).
