Even if they closed Fantasia Gardens, that still seems like too small of a space for a hotel unless it's a high rise stacked on top of a parking garage. I suppose they could fill the ponds in for more room.
I asked the same question a while back and MisterPenguin shared this:

Actually, that's been revised downward based on leaked plans (which may or may not be the actual plans in the end). But the idea is that it's more of a boutique (unique and relatively small) hotel of suites...

Rooftop terrace should have a semi decent view of both DHS (although extremely offset) and Epcot (although further away) fireworks:

Here is the building in relation to the existing resorts:

And as hideous as it looks upon first impression, at least it's not an actual cube like the render suggests.

It is. The new tower building covers .73 acres. Swan covers 1.3 and Dolphin 4.4 (not counting the convention buildings).

Thanks. I had forgotten that this was the hotel themed to immerse the guest in a world of a corporate insurance company.

"It's like I'm really an insurance adjuster!"
"I'm going to find who's REALLY at fault!"
"I'm saving the company $millions by denying claims!"
- kids and their imaginations.

Glad to hear that the boxy building that looks like a business center won't be built and a smaller resort is being considered. The Swan and Dolphin are huge so a boutique sized resort would fit and look better in this space.

Oh good, a generic trendy upscale boutique hotel, overlooking a miniature golf course. How chic. =

Update on the tower with some new (?) art:
The planned third tower at Walt Disney World Swan and Dolphin Resort will include 14 stories, with 349 guest rooms and more than 21,000 square feet of meeting space, and is scheduled for completion in 2020, according to resort owners Tishman and MetLife Investment Management.

Set on the current site of tennis courts next to the Swan, work is expected to begin early this fall on the tower, with new renderings showing an angular exterior distinct from the Swan and Dolphin towers – with mainly glass facades and a visible, covered rooftop terrace.

The new tower is designed to provide guests with a “best-in-class experience” reflected in recent renovations of the existing towers, said Daniel R. Tishman, Principal and Vice Chairman of Tishman, in a release Monday afternoon.

The current property offers 2,270 guest rooms and 331,000 square feet of meeting space with numerous restaurants and bars as well as a spa.

Other amenities at the new tower are set to include 151 guest suites with private executive meeting spaces among its 300-plus rooms, top-floor meeting space, a fitness center, 90-foot pool, 75-seat restaurant and 50-seat lounge and bar.

So, this new resort will actually be taller than the Dolphin & Swan, both of which are 12 story structures.

It will only be slightly taller than the main bodies of the Swan and Dolphin. The Swan statues will be higher than the top of the new building. And the triangle part of the Dolphin will tower another 100 feet over the new building.
