Question about AP offers fall/winter

We would like to know if any AP holders know the special rates for passholders staying at WDW resorts this fall and winter from October, 8th, to December 24th, because we are considering to purchase APs if it pays off.

Looks like they are only 5% better than the "Magical Holidays" room-only offer currently available, so 25% off max at a deluxe instead of 20%. So might be hard to use that to justify getting APs. It might be enough to tip your hand depending on the duration of your trip.

Know that you have to specifically book a room with the AP rate before you arrive. Merely having an AP at check in will not get you the AP rate.

But conversely, you don't need to have an AP in hand to book the rate, but may be asked to present it at check in. In case you have a voucher and redeem it upon your arrival, they will usually let you stop back within 24 hours to present the valid AP.

If you book online, will the website show rooms with affiliation discounts (AP, Fla resident) if not listed on your MDE account?

Can't book online without one. You can only book by calling if you don't have an AP yet. But you can do it definitely by phone I personally have many times before I bought my AP. ;)

And historically yes the AP rates are only usually 5% more than any public room discount offer. So don't base buying an AP on a room offer (which is never guaranteed it sells out availability like any other offer) unless like mentioned you are staying for a long trip etc. Base off purely how many days in one year you plan to go to the parks. We buy one being we do at least 2 weeks or 4 weeks (2 trips almost exactly a year apart) in the parks on one AP. ;)
