Home inspections aren't a pass or fail thing sweetie... at least not here on the east coast. A home inspection just goes over anything that's not up to code, or that needs repairs. None of it HAS to be done, but of course all of it is recommended. But.... it's up to you if you choose to live with an outdated water heater there's no law (that i know of ) That says you have to fix or update it. lol

Old homes always come back with dozens and dozens of things that need fixed. From little things like, the light switch wasn't properly screwed on. To more major things like, lead based paint present in home (really not good) lol.... but... just keep an open mind about what you can and can't live with. Then go from there.

Unless I am Completely mistaken, this is how it works across the board.

Not in the city I live in. They are really sticklers about keeping their houses nice. So you have to have the city come out to inspect and anything they cite has to get fixed within a time limit...because they come back to look again.

Now, you can do your own inspections...and not have to fix the things they say...but the City's official inspections you do. Kinda sucks...but I can't change it.
