Of course I have no inside information, but with the constant flow of literally tens of millions of tourists and locals passing through the shops and restaurants each year I find it almost impossible to believe that DTD Anaheim hasn't been a success for Disney in every way possible. Seems like it would be a prime location for the right tenant.

It's weird because I thought DTD was more successful than that. It always looks packed even late at night. Maybe because of the tourists walking back to their rooms? The Lego store seems to do pretty good considering how many people are in there. On the other hand, the movie theaters are usually empty. I saw the TFA opening day there and the place was 2/3rds full. They had a lot of showing though. The rest of the stores are just high priced girl stores or weird novelty stuff. I really don't like Earl of Sandwich and wish there was a better counter service place when you don't want to eat theme park food.

I attended a conference in Anaheim a few years ago at the Anaheim Marriott. The first night after the education sessions had ended, the trade show floor had closed, and attendees had grown bored with the dull lobby bar scene, people began asking the conference and hotel staff about fun local hangouts nearby. Every single time the response I heard was, "The only thing close by is Downtown Disney". Every. Single. Time. Needless to say that's where the majority of the folks looking for something to do after dark went every night that week.

Think of the Main Street Cinema, Disney knows they can't get rid of it, it doesn't cause much to run, but it does add to the total package

They had no problem turning it into another store at WDW! (Though it's arguably a bigger space there...)

Have been to a few shows there, great small venue.

Have also eaten there a half dozen times, never had a bad meal but honestly never really stretched too far beyond stuff that was unlikely to be screwed up. Service was very hit and miss though.

To be fair, retail in general has been down in the area.

Multiple leases were rewritten to help keep many DtD tenants alive/on property.

And it was just announced that Valet Parking will no longer be offered for DtD.

Also, look at all the issues Disney has had with WDW and its shopping/entertainment area, Disney Springs.

So Disney didn't get the "star" they wanted, but they do have a supporting performer.

So will DtD downsize a bit due to the new Hotel, very likely yes. Will it go away, of course not.

Will it become a locals hangout, no, and since Disney is focusing on the tourist more in Anaheim, expect less local focus, and places to feed and pick up tourist merchandise.

So they've cycled through 12 tenants (out of 35 locations including the AMC theater) in 15 years, and quickly found replacements for all of them. I've never worked on a leasing team for a shopping center, but on the face of it nothing you've listed sounds troubling or out of the ordinary to me.

What does Disney Springs have to do with Downtown Disney Anaheim?

Quicksilver and Roxy went into bankruptcy, so their issues weren’t necessarily specific to Disney.

At first I thought that HOB leaving DTD was more of a loss for HOB than it was for DTD, but the more I read and consider the replacement options the more I wonder if letting the venue close was a smart move.

According to the LA Times the DTD venue has hosted 4,000 shows over the past 15 years including big names like Kanye West, Britney Spears and Justin Timberlake. This is bound to have had a tremendous impact on traffic to DTD shops, restaurants and nearby hotels. The new facility at AGW, "promises to be twice as big as the old Anaheim location and one of the most technologically advanced of the 12-venue chain", plus four stages instead of the single stage at the old location.

As a fan who visits DLR for vacations I hope Disney has something exceptional planned for the space and not just another basic mall formula chain establishment.

I'd like to see if they can pull anything cool from Disney Springs, perhaps Jock Lindsey's or dare I say, if themed dining is resonating with folks, should they bring something like T-Rex...or use the expansion pad just north of HOB/Tortilla Joe's and build both. They will definitely need more dining once the other hotel opens up.
