DVC RENTAL...

I looked up on Mousesavers and the rack rates (with tax) are $975 for Fri & Sat nights and $857 for Sun-Thurs nights, resulting in the stay costing about $7100 and she will have to pay for parking if they drive. Renting from Dave's is about $6100.

Yeah, it definitely adds up. For me, the point where the hassle of paying 50% up front (with DVC Rental Store) and having a shakier cancellation fee is a savings of at least $200 a night. But it’s a moot point if the room is unavailable through Disney anyway!

I haven't stayed there yet. I will be staying there in March for 2 nights and then Poly 4 nights and then in June for 8 nights and then BLT 6 nights. I like the fact the rooms are in the main building and I have visited WL several times and always wanted to stay there. Poly is my go-to resort, but was too expensive in June since I am staying 14 nights and was unavailable for the 2 nights in March when I booked (which was after the 7 month mark). The March trip was a spur of a moment decision when the person I rented through for my January trip emailed me with the availability and was willing to rent at a reasonable price of $239 a night at CCV. The June trip cost me $3855. I am renting studios though.
Well it sounds likes you rent a lot of points. Do you rent through a broker, or do you rent through the owners themselves?

I have never rented through a broker. I have rented through at least five different owners by now. There is risk involved with this--you have to do your vetting and get a contract---and that is why brokers are more attractive to people, but also more expensive.

This is the most I ever rented. We got an AP in July and just using it as much as possible before it expires as we are not renewing. We have already decided to take at least a year off and go visit family in Europe in 2021.

Any good recommendations on where to find and vet owners selling their points?

I reached out to them and the availability is there, but no DVC members with points to rent out. I asked if they had a different system or different members, but from my understanding of their answer, it was that they use the same system as everyone else renting out points....did I misunderstand that?
What rooms are available for booking will be the same regardless of who you go through. That has to do with Disney's inventory. What is going to be different from one company to the next is the available points to use in booking those rooms. Someone who has gone to David's to rent out their points is not also going to be renting them through DVC Store and vice versa. So you might find points available to rent through one that are not available through the other. Does that make sense?

There is an entire DVC rent/trade sub-forum over on DISboards (disboards.com) where individuals regularly connect to rent points directly. However, as has been pointed out, you have to be very cautious in renting direct from another individual. While DISboards is definitely a reputable site, that doesn't guarantee anything about the people who are posting there.

Also on Mouseowners.com, although registration is closed until Jan 4th.

In order for any of the rental brokers to make a booking, there are two things that need to happen. 1) DVC needs to have availability in a given room type for the dates you desire. 2) They need to have an owner with enough points to make your desired booking who has asked the given broker to facilitate the point rentals.

Every broker has access to the same sets of rooms on the back end, but usually has access to different points from different owners. Since you are trying to book BLT at 11 months, you need to find a broker that owns enough points at BLT for your booking. Broker A may not, but broker B may. When you get to the 7 month window, owners can use their points at any resort, which means the brokers have much more flexibility in linking owners with renters. However, at this point owners who own at a given resort have had 4 months to make a booking, and now people at all the other DVC properties (including those offsite) are trying for the same rooms, so more popular resorts may be much harder to book.

Some brokers may try to rent out existing reservations, but that usually happens much closer to the travel dates as owners may be within the date where they can't get the points back.

I inquired with Disney today about booking straight through them, and they said that if the websites states there aren't any available rooms for my dates then I have to wait until it does say available. Something about the window for DVC owners opening up...

Booking straight through Disney will be much more expensive then renting points. Yes, if the website isn't showing any availability for those dates, then they won't be able to make the reservation direct.

How do you like Copper Creek Villas?
They are the smallest of 1 bedrooms. I like WL, but I'd pick BRV over CCV if you need the pull out used. CCV is also rather small in terms of what is available. Both WL resorts are quick to fill during the holidays.

You mentioned seeing fireworks nightly, but I'll be honest BLT is rather noisy with that and the side view isn't my favorite. Being the last stop on the monorail coming back from TTC can be tedious too. The walk to MK isn't bad unless it's super hot and sunny or rainy. I prefer resorts with small boats to get to MK. Consider VGF too? But again super busy DVC times in terms of booking.

I have both rented my points to Daves and rented from Daves........I think they are the best place to rent. I would not rent direct from owner as I have heard some horror stories about people getting ripped off........I would book a rack rate room and leave your request with Daves and hope some availability come s up and if not, keep your rack rate room.............
Agreed. Renting points privately is stressful and can be a long, drawn-out affair. I haven't gotten ripped off, but I cannot help but worry about it all the same.

As an owner I don't even like renting and only would do it if I had a connection to the renter. Granted I rarely have extra points but doing it myself is stressful. Better deals to be had with owners, but you have to weigh what to do.

I had a good experience with MouseOwners, but I was very careful to rent from someone with a years-long history of successful rentals (who was willing to give references), who provided me with a detailed written contract and all of her personal and professional contact information. She's an established travel agent with a vested interest in maintaining her good reputation (and even maintains a Facebook group page to distribute information to her Disney-bound clients as well as DVC renters), so that helped soothe my fears, as well. I'd be too nervous to rent directly from anyone less "visible" or less highly-recommended.

I tried to rent a room at the start of May but the broker couldn’t find any rooms. Does that mean that other brokers wouldn’t find anything either or do availabilities sometimes pop up?

Your rental request requires a single BLT owner to be renting 323 or more points to be fulfilled. That seems like a fairly small chance. I agree with other posters do consider some other resorts. Good Luck!

Depends on the actual wording.

If they said there were no available rooms, then you will be waiting for someone to cancel. But DVC operates a waitlist system, so any cancelled rooms would likely be taken by an owner who waitlisted that room up to 11 months ago.

Unless someone decides at the last minute to rent out a room they already booked but can’t use.

If they said they didn’t have anyone with the points to be able to book the room, then it’s worth going elsewhere. But be very careful, you could end up with two rooms and have to pay for both.

Thanks for the info! I was looking for any resort (other than ssr) May 3 to 5 but the agency said there was nothing available, so that ended that, I'm not on the hook for anything. Was curious if another agency might find something.

Were you looking for a studio? I see a 1 bedroom AKL Savannah view may be available (68 points).
