Think of how narrow they made DCA's entry and that was in 2001. This would be larger than that obviously. Think a bigger version of Disneylands entry with a larger version of "town square" Halfway down Main Street the park can already be opening up to the lagoon/ world Showcase.
Except now you're talking about taking up more land to be able to do that.

I like the ambition, but I don't think you've actually drawn it out to see how much space it would actually take and how logistically it could work, ie you haven't imagineered it out.

Even Without doing that it’s clear to see that this would be a better use of land in that lot than a 3-4 single IP land… by a mile.

Disagree, logistically it won't work like you think it will. I think more of your land usage will have to be used up for things you aren't thinking of and that will cut into your attraction count more than you realize making it just the same as a 3-4 IP land version.

Want to hear the loudest roar of all, open a Park that never has any chance of ever expanding or adding anything new ever again.

Well any version of a new park on that Toy Story lot won’t have many attractions which is why you bolster that with the food/ drink offerings that would come with a World showcase park.

So then you agree its not likely going to have 17-20 attractions even with your World Showcase configuration.

Because just for reference WS itself is 115-120 acres and it only has 3 attractions, and was only rumored to get 3-5 more (if I remember correctly). And lagoon alone is 34 acres. So even making a WS 1/3 the size to fit into TSL, that still isn't a lot of room for attractions with that configuration when you include backstage.

Its smaller size would make it the ideal park to place shows at DLR, thus further differentiating each of the three parks. And I'm more optimistic that it could expand in the future.

I said 10-12 attractions for the the 3rd gate. 17-20 was the whole resort

In that event, they could level Garden Walk, build a foot bridge over Katella, and have the entrance to the park be along Disney Way. With the addition of Garden Walk's footprint, that would be just under 100 acres. I'm not saying that's going to happen, but it would be a conceivable option.

That is what everyone who had talked about a 3rd gate in the past assumed would have to happen to make it work.

Unfortunately the hotels make it impossible to totally level the mall, but its still doable.

I don't, I'm on record as saying a 3rd gate is never coming.

TSL will be used for a Disney Springs hotel/retail space.
And the west side will be used for expansion. DCA with 3 additional lands, with 2-3 attractions each. DL with 3 additional lands, with 2-3 attractions each. For a total of up to 12-18 attractions.

A third gate has more likelihood than another shopping district when the first one is already a dud.
