I do wonder how many additional DVC resorts will be built between now and 2042.

Right now, Alulani, Grand Floridian, and Riviera are all in active sales. Aulani opened in 2011 and while the exact data is unknown, many DVC insiders have speculated that the resort has sold less than half of its declared points. DVCNews has been reporting the steady decline in monthly sales with current averages below previous highs. Disney has now sold 895,414 points, slightly more than half of the 1,779,822 points that have been assigned to the 202 Resort Studios located in the Big Pine Key building (DVCNews, March 2023). Disney has sold 3,541,721 Riviera points, or 52.6%, of the resort’s 6,739,966 points; there are still over 3 million Riviera points that Disney can sell to the general public (DVCNews, March 2023). In February 2023, 88,472 points were sold for the 11 DVC resorts at Walt Disney World (DVCNews, March 2023), so there is no shortage of points. Also, the direct buy-in point minimum has been lowered, from 150 points to 100 points, to likely boost sales.

Sales will likely begin soon for the Villas at Disneyland Hotel, which will add millions of points. Moreover, the expansion at the Polynesian will also add millions of points sometime in 2024.

Unless extensions are offered, contracts for Beach Club Villas, BoardWalk Villas, and Boulder Ridge Villas will expire in 2042, returning millions of points. DVC will also reacquire the points from Hilton Head Island and Vero Beach, but it has been speculated that the standalone resorts will be sold.

So, millions of points are currently available, millions more will be coming available this year and next, and the millions of points from three resorts will be available in less than 19 years. If a new DVC resort or expansion opens at Walt Disney World every two or three years, can DVC truly support six more resorts prior to the 2042 wave of reacquisitions?

My take is: they outkicked their coverage…long ago. Igerian dvc assumes constant price escalation and overbuying…cause economics were good for an extended period of time.

So just like markets: as long as it’s “more more more!!!”…then no problem.
Any disruption…and it’s a time bomb.

It took a little searching, because Reflections dominates search results, but I found the leaked concept art of what may have been. I prefer the village/individual buildings design of this earlier concept. It seems to evoke ski resort/mountain retreat vibes.

If they went and dropped the minimum you need for the Blue Card to probably 75 points too that would see a big boost in direct sales. 150 is just not going to happen after a lot have bought resale
The minimum direct buy-in has already been dropped to 100, probably in preparation for the Disneyland Hotel DVC opening (which is very studio heavy). And once you have a small resale contract you can buy as few as 25 or 50 direct points.

You still need 150 to get the eligible for the “DVC Y” status though.

They’re still ridiculously overpriced (bobs) and their customer pool is shrinking considerably (bobs)

So that’s like a bandaid on a flesh wound

Have they over built, yes they have. A little know secret is that DVC pre Covid was the highest ROI in all of the Disney Corp empire. So they kept adding to the golden goose. Now, post Covid, with run away inflation, and a very concerning economy, things are not going so well for DVC. As a DVC owner, I hope they drastically slow down. Yet I know, that most likely will not happen. All those DVC guides need points to sell to support their families. There really is not an easy answer.

Bob loves the sweet, sweet cash DVC brings in to DVD and then DPEP. More DVC, higher prices, more points... keep feeding that fire, because it's yet another Bob Special©!!!

Because of the constant moreMoreMOAR!!!! mindset under Iger, DVC could very well be a ticking time bomb for the company, for all the reasons previously mentioned, but Bob will be long gone and cashed out before it explodes.

That’s what I was getting at. I bet there are plenty of Resale owners like me who would buy a direct contract if the stupidly high 150 requirement for the Blue membership benefit card wasn’t there. Considering that previously it has been as low as 25 points, I think they need to start leaning to this mindset again.

Also, it seems that maybe the resale restrictions on new resorts really does have a negative effect although direct guides seem to not even be mentioning it on new sales

I doubt it’ll hinder the sales of the villas at Disneyland Hotel. I expect that will sell like hot cakes.

Wow. This akes DVC seem like a borderline failure or only a marginal success and contradicts why they continue building more. Also, only half of the Riviera's points are sold??? Dang how hard is it going to be to get a reservation when all of them are sold? It's already impossible as it is.

I'm not a DVC owner nor will I ever be able to afford it. I really only wish they would expand the Fort Wilderness resort with more camping and maybe a reimagining of the cabin concept (a two story quadriplex like structure?). Put in more dining and return the recreation trails between WL and FW. And bring back the resort launches!!!

Call me old fashioned but, why take away the peace and quiet with too many people being shoved in. They can make up the profit elsewhere on property.

Because 1/3rd of Riviera rooms have not been declared yet. From dvcnews.com:

In March, Riviera sold 38,523 points, a 24.6% improvement over the 30,905 point sold in February, It also reversed a trend of four consecutive months of declining sales, Nevertheless, March is the second lowest monthly total since Riviera sales started in April 2019, except for the four-month period in 2020 when all DVC sales were depressed by the Covid pandemic.

Disney has sold 3,578,644 Riviera points, or 53.1%, of the resort’s 6,739,966 points. There are still over 3 million Riviera points that Disney can sell to the general public.

For the fifth consecutive month, no Fixed Week deeds were sold for Riviera. Disney has sold 111 Fixed Week deeds for the resort: 93 Fixed Week deeds have been sold for Deluxe Studios, eight for one-bedroom villas, eight for two-bedroom villas, and two for three-bedroom grand villas.


On December 16, 2022, Disney declared 25 more vacation homes for the DVC inventory, increasing the number of declared vacation homes from 199 to 224. There are still 117 vacation homes that have not yet been declared and are still under the control of Disney. The declared inventory accounts for about 4,458,999 points, or 66.2% of the resort’s total points.

It won’t make a lot of difference to availability for owners. They haven’t declared all the points yet, so when they sell more they’ll declare more which will be increase the number of rooms in the DVC inventory.

It’ll get harder to book direct with Disney though.
