I'd build a park dedicated to the Golden Girls. A magnificent, enormous recreation of the house as the centerpiece and lands dedicated to various locales from the series. St. Olaf, with a herring circus and daily Butter Queen contest. A buggy ride through Atlanta past all the places Blanche claims to have... had boyfriends. Brooklyn and Sicily, with a special photopass location... "Picture it, Sicily, 2018!" The Escape from Shady Pines coaster. The "Let's Look at Photo Albums" mountain (a slow moving ride through Bea Arthur's old photos). The San Gennaro Festival which can be held year-round (Look out, Disney, a year-round food festival... get on it). Oh, and don't forget the Go Carts with phone books on the seats, so you can see. Mrs. Claxton's Treehouse. The Hunka-Hunka Burning Love Buffet (half eaten porkchops are the house speciality). The "Who Wants to Grab That Dough" game show -- where the prizes are canned soup. The Cheesecake Canteen, obviously.
A nightly fireworks show, "Henny Penny's Sky is Falling Spectacular" and daytime parade: "The Lebanese Luau."
And of course, have an adjacent hotel themed to the murder mystery house in "The Case of the Libertine Bell". A nightly murder, fabulous meals, and Haunted Mansion-esque charm. And Disney's first nudist hotel where guests "dress for dinner."
