AKV prices increase

The direct price for the Animal Kingdom Villas (AKV) DVC is increasing from $145/point to $150/point on June 19. That's the second price increase this year at AKV.

I got the e-mail too. Seems like the new trend is to announce the future price increase, offer a discount and then tell people "hurry up and buy it before prices go up". These increases have to be leading up to a monster price at GFV right?

Yeah, I'm thinking the same thing. Higher DVC prices at AKV and Aulani make GFV look more attractive. My original guess was $195/point but, with rumors of yet another price increase later this year, I wonder if GFV is going to start higher.

Didn't BLT start at something around $110/point only a few years ago?

I've been watching the OCC website lately and am surprised at the number of AKV and BLT foreclosures. It looks like lots of guests were impulse buyers and financed their DVC purchases at those two resorts. At this point, it's cheaper to stop paying Maintenance Fees and walk away than it is to sell on the secondary market. Considering the rumored price at GFV, I won't be surprised if many more get in over their heads.

You can buy resale for less than half the direct price. If you didn't mind taking a credit hit and you aren't that far into your loan you could probably default on your original purchase and rebuy resale and save some money. I guess thats probably not the wisest move to suggest.

That is how the resale market should work and does seem to work for the most part. As time goes on the prices should drop since you have less prepaid room nights left. There may be some volatility year to year based on the state of the economy and specific trends at WDW, but if you plotted resale prices on a graph it would be a declining line. Direct sales from Disney defy any logic or economic rules. None of this applies.

Right now I have an AKV contract at Disney for ROFR consideration at $60/point. Let's hope the price increase doesn't mess with that!

A 60% discount off of direct. Even better. And if you ever want to go on a Disney cruise you don't need your DVC points! Just rob a bank;). I hope it goes through for you:)

When I bought last summer, we originally bought into Aulani because it was cheaper. Disney was selling Aulani and AKV for the same price. So we figured we'd go with Aulani becasue there were more years left on the contract. But after running more numbers, we bought into BLT because even though it was higher per point, the dues were cheaper so over time it is less money. We thought it was funny how BLT was more than the newest Aulani.

It's weird how things usually depreciate over time but when you purchase direct, they go up. Things that make me go hmmm.

But there is less supply, with (I'd guess) similar demand. So the price can go up.

And I wouldn't be surprised if someone at DVD has promised to make $XX of profit per point. And the longer they hold onto the points, the more dues that DVD themselves have to pay (~$6 at AKV a year) along with any interest on the remaining original investment. So they have to keep raising the price to hit their profit targets.

Right now I have an AKV contract at Disney for ROFR consideration at $60/point. Let's hope the price increase doesn't mess with that!

Thats a pretty good resale price. I was happy to pay $80 for ours 5 years ago.
