Was just surfing around Screamscape and when i was reading the Walt Disney World Resort page, at the bottom it had a section about Flamingo Crossing but hadn't had any news about it since 2007........so what is going on with that?:confused:

You guys have to excuse my ignorance, but I can't visualize where this is... :veryconfu And am I reading it right that this is actually outside of Disney property?

Technically no...it would be on Disney property from a legal perspective. But all reports indicated that Disney planned to build a new gate to make this "feel" like it was off property to the average tourist. And the hotels would just be national chains, with no EMH or other on-site perks.

This is up near the exit from State Road 429, on the western side of the property. It's not really near much of anything.

It is technically on Disney property but it is outside one of the big Disney arches that people associate with entering Disney Property. This gives it Disney somewhat unique opportunity to bring in store and hotels that would not normally be associated with the Disney brand as most people would see it as being off property. It is located on Western Way kind of behind Coronado Springs.

The Flamingo Crossings project is still "on" but work is at a standstill right now. The commercial real estate market fell sharply when the economy turned sour and Disney can't sign enough tenants to open Phase One any time soon.

Roads and utilities are installed and the project is in a good position to develop quickly when things pick up.

The problem is...things have picked up.

On west 192, within the last year we've seen an Alehouse and a Buffalo Wild Wings (and Wild Side took over the failing Key W Kools)...Applebees and Bahama Breeze are both near completion, and rumor has a Sweet Tomatoes on the way as well. Longhorn hasn't been there much longer than a year, as well.

On I-Drive in that time period, we've seen Tortuga Tavern, Tilted Kilt, Brickhouse, Joe's Crab Shack and Benihana all built, with a giant Dave & Buster's finally taking over the defunct Race Rock.

535 is already pretty crowded, but in the last year or so it got a new Flippers, Sweet Tomatoes and Applebees (ST might be a bit over a year old, but still fairly recent), and a Santa Fe Steakhouse quickly took over the defunct Bennigans.

These are almost all the kinds of places TDO wanted for FC (not to mention DTD). I don't think it's fair to continue to excuse poor Disney management descisions based on "the economy" when the rest of the tourist area seems to be in a full-scale revival.

Am I the only one who thinks this sounds like a total waste of space? Ha!

I suppose the future residents of Golden Oak will be excited...

Many of the people responsible for Flamingo Crossings debacle within the global development real estate group were eliminated last December.
Wasn't the biggest problem with FC bad timing? Had it been completed say 1 or 2 years before construction started the place would have been packed with retailers. Whether it would have survived the recession is another matter as little has survived it untouched.

I'm sure Flamingo Crossings would have proceeded if financial matters didn't impact it.

However my biggest problem is that Disney doesn't tend to hold on these external developments. Especially regional ventures. They would rather sell it when it needs to be fixed. Crossroads, Celebration, DisneyQuest Chicago, ESPN Zone, and Club Disney just come to mind. I'm sure if Mineral King was built it would have been sold by now.

Outside of the off-site Vacation Club properties, which are financially sound even in the worst of times, nothing that Disney tries to do outside of the boundaries of a controlled park-anchored resort complex ever works.

Like the Downtown Disney Resort Area Hotels? Yeah, that didn't work...

This isn't an "External development". Just like DTD, it's here on Disney Property.

Oh, what I would give for the Disney "powers-that-be" to understand that statement. It is SO true. Unfortunately, even after they pass off their off-site ventures, the Disney name is forever associated with it. I just hate when these half-baked ideas come at the expense of Florida land that could be utilized for future expansion (not of a third-party nature).

So heres a question, when they develop this "external development" land (FC, Golden Oaks, Crossroads, DTD Hotels, etc.) are the selling off the land to developers or are they just leasing the land to developers?

I wouldn't be so quick to praise the progress of Downtown Disney. If it wasn't across from the Team Disney Orlando building, I'm sure someone would have tried to sell and annex it.

How many times do the Downtown Disney hotels change hands? How little have they changed since being constructed? The Holiday Inn was closed for nearly six years after the hurricanes. I would love to know the agreements these tenants must make to the Mouse.
