Hi everyone! Went shopping today and bought Joel a Cabbage Patch boy. Did some other Christmas shopping too - have two big bags in my car I have to smuggle into the house tonight after the kids are asleep. Hope everyone else is having a good day. Joel had an excellent day at preschool - said some words independently and repeated many others. He's also mastering use of scissors and learning to cut in a line. I'm a proud mom, what can I say? :sohappy:

:sohappy: Sounds like school is really a blessing for him!

I'm fine. A little nervous about the inspection on Thurs...I know the house won't pass but I'm hoping the inspector isn't too hard on us. I know there are some hard ones...and some easier ones. But anything they find, we have to fix. No ifs, ands or buts

Pass? :veryconfu

Home inspections aren't a pass or fail thing sweetie... at least not here on the east coast. A home inspection just goes over anything that's not up to code, or that needs repairs. None of it HAS to be done, but of course all of it is recommended. But.... it's up to you if you choose to live with an outdated water heater there's no law (that i know of ;)) That says you have to fix or update it. lol

Old homes always come back with dozens and dozens of things that need fixed. From little things like, the light switch wasn't properly screwed on. To more major things like, lead based paint present in home (really not good) lol.... but... just keep an open mind about what you can and can't live with. Then go from there.

Unless I am Completely mistaken, this is how it works across the board. :)

Absolutely! About 2/3 of the class has some sort of special need, and the teacher has taught special needs kids for many years, so he's in good hands. Right now he's sitting on the family room floor watching his daily dose of Cars . Loves this movie - has been re-enacting parts of the movie with his own cars - the first time EVER that I've seen him recreate a movie with his toys. Pixar has been awesome for this boy - he adores every single one of their films.

But doesn't the bank have the right to refuse to finance if the house needs too many major things?

Not in the city I live in. They are really sticklers about keeping their houses nice. So you have to have the city come out to inspect and anything they cite has to get fixed within a time limit...because they come back to look again.

Now, you can do your own inspections...and not have to fix the things they say...but the City's official inspections you do. Kinda sucks...but I can't change it.

That's awesome. My friend's autistic son was that way with StarWars. It was absolutely the greatest learning tool for him!

Jess...how's your house thing going? I know you're at least packing...I haven't even started...
well... i still don't know where we're moving. Ok.. i suppose that's not funny. ;) But... Since I'm a PM if i need to move into one of my unit's for a month or two I know i have that to fall back on. In the mean time, I'm just trying to get our home closed on. Our date is set for November 30th at 4pm. :) I'm hoping to submit an offer on that house I want next week. If they accept we'll hopefully close on the first so we can get in there that weekend and start working on the floors. There's hardwood floors throughout the whole house and they all need refinished. And I want to paint everything... soooo if we can get that done on Friday and Sat we can hopefully move in on the 3rd.

hopefully. lol that's assuming they accept our contract and we can do a quick close. ;) So... we shall see. I'm not stressing about it. lol I just want to get our house sold and then I'll worry about everything else.

Not sure how we'll do on MJ's Xmas and Hanukkah shopping, it's going to be complicated...

But doesn't the bank have the right to refuse to finance if the house needs too many major things?

Well yes and no. That has to do with the appraisal not the inspection. If the house appraises at a certain amount the bank will set their approval limits based on the appraisal. The inspection is the detailed after report that's just for the homeowner.

Not in the city I live in. They are really sticklers about keeping their houses nice. So you have to have the city come out to inspect and anything they cite has to get fixed within a time limit...because they come back to look again.

Oooooh. Ok. Wow. Yeah, I understand that. Well... *crosses fingers* I hope it goes ok. Do they worry more about exterior things, so the house looks good to the public? or is it an interior inspection as well?

Here's hoping anything they find is minor!

I really enjoyed talking to you too! :) Is there anyone who can come over and stay with MJ for an hour or two so you can do some shopping? I want to at least have the kids' shopping done before Thanksgiving and minimize having to deal with those charming holiday crowds. I completely avoid the news the day after Thanksgiving, because I can't stand the stories of how some lady got run over in Walmart, so people could get a $29 dollar DVD player! Sorry, a little off topic...but just had to be said!
