News Disney Lakeshore Lodge (Project 89 - Development near Fort Wilderness)

Their sales numbers are way less lb for lb than they were from 2000-2020.

And so many resells flood the market now the strong indication is a lot of buyers remorse

I get why Disney builds em…no fault of theirs. I see less reason for people to buy them. But I’m salty
I’m with you on this. DVC is madness. It’s promising to pay a resort with a questionable track record no matter how much they diminish the product.

Between this and the awful recent park announcements, I’ve started to wonder for the first time what it would take to make me give up on Disney parks once and for all. At what point is there no path back? Even worse, since the pandemic Uni has started to follow Disney downhill.

Grumble grumble…

That is exactly why they are pushing it so hard now…

This wouldn’t be done until around 2030…at that point they will be 12 years from blur half the dvc rooms running out.

They have no longterm plan

They need to get started on the next DVC offering now so it’s ready once the Poly & Riviera sales near the end.

We can ignore the Cabins at FW, they’re a lost cause.
Actually, this is likely tied closely to cabins. May be part of same trust, allowing Disney to lower dues on cabins (making them maybe easier to sell).

Riviera is 78% sold, Poly isn’t on sale yet.

The promotion of incentives at OKW sold out, outselling CFW by a country mile.
I wouldn't be surprised if Poly sells out before Riviera as it does not have same resell restrictions and is on the monorail loop.

I recall when they used to pay 100 dollars a person to tour the DVC...ice cream sometimes....last time I was there they gave you and 8 dollar lithograph to tour.

They’re giving a $200 gift card for doing a room tour just now. Not per guest though, just one per party.

They could combine Reflections and the. cabins at FW into one association. As you say it could make the Cabins more attractive by adding amenities and lower the maintenance fees compared to what they are now.

However, that would also mean the maintenance fees for the resort as a whole would still be significantly higher than any other WDW resort, since the cabins will still have to be completely replaced at about the half way point. The costs of that are obviously significantly higher than a complete refurb of That would impact the sales at Reflections.

Absolutely spot on about the Poly sales. Initially there will be a massive rush to add on points from existing DVC members at the Poly. I expect them to be quickly declaring more rooms into inventory there.

Rewatching the 2019 D23 Expo updates, Reflection was originally going to have treehouse cabins and A-frame cabins in addition to the main hotel. Do we think some of these might be what those permits are linked to?

Very likely.

It seems like it’ll be very spread out, with what could be a pretty long trek to refill your soda or buy milk. I also hope it doesn’t encroach upon WL. But some of the locations seem to be closer to WL than the prepped area next to FW, presumably the main lobby & TSR.

That’s if those plans are what they go ahead with.

Who’s buying?

I was told a couple weeks ago that dvc sales were GREAT in July…

Actually they were atrocious. Just higher that the rest of the year

The reason I have to keep chasing you around like a broken record is that you keep making things up that are actually false. I don’t really care how well DVC is doing, but there is no reason to lie about it.

DVC direct sales were higher last year than they have been in the proceeding 10 years… (I told you this). Riviera just had its best sales month in 4 years (I told you this). This will likely end up being another extremely strong year. Yes, largely on the back of Poly Tower. But the current sales year has already been historically ‘strong’.

Direct sales are not, in fact, atrocious. Which is exactly why they are making more of them like clockwork. Riviera is well on pace to sell out in 2026. Depending on the size of the Poly Points pool it will be gone by 27/28 ish. They need more Inventory to sell. I doubt this even reaches Bobs office, DVC is completely on autopilot, that continues unabated until 2041.
