A revised SFWMD permit was filed today to change access to the stockpile area which is being used for this project. Originally access to this was going to be directly onto Vista Blvd, but now they are going to create an access road that connects to the STOLPort, shown below in red.

I just noticed that Disney filed for an extension on this permit which expired on 5/30. This area was going to be for a stockpile of earth that would be used for the new hotel project.

"The new Disney Vacation Club tower at the Disneyland Hotel in Anaheim opens September 28. Construction continues on the "Project U" DVC complex at Walt Disney World's Polynesian Village Resort. And, I have on reliable authority, Disney is gearing up to begin construction on the long-delayed Reflections Lodge that will be built on the old River Country site at Disney World."

Others have shared similar rumblings, but it would be very surprising to me if Disney is gearing up to begin construction on Reflections.

Consider the existing properties:
  • The Villas at Disney's Grand Floridian Resort & Spa is still in active sales with an anticipated sell out of early next year.
  • Disney's Riviera Resort has sold about half of its points, with over 2.8+ million points still available for purchase.
  • The Villas at Disneyland Hotel has over 3.2+ million points available for purchase.
  • The Polynesian Tower is presently under construction and will add millions of points to the system in late 2024.
  • The Cabins at Disney's Fort Wilderness Resort were announced earlier this year and are planned to be installed and sold sometime next year.
Not counting Aulani, in 2024, DVC will have 5 properties in active sales, with 4 at Walt Disney World. Stand-alone resorts, like Disney's Riviera Resort, sell out slower than existing resort adjacent properties or conversions. Unless the aim is to finish what was started and/or slow burn, Reflections would compete directly with the Cabins and Riviera.

Why wouldn’t you count Aulani, which is in its 14th year of sales, likely to have 38 more, and if anything is a screaming red flag of what happens when they spread themselves too thin?

There may be a more recent article, but I am familiar with this one from DVCNews:

At the time, it was projected that Aulani would approach sellout sometime in 2029, 18 years after its opening. Roll it in and you have 6 properties in active sales.

Personally, I think we will see another cash grab along the monorail beam with the addition of a Seven Seas Lagoon Tower at the Contemporary Resort before something is built next to Pioneer Hall.

I don’t see an update to that but I looked at the Aulani dues for 2023 and it’s based on 330 rooms, so another 3% of the resort has sold.

I do think that as Aulani ages it will be less attractive as a purchase proposition just due to years remaining, but 🤷‍♂️. I would bet heavily on the over of 2029 for a sell out, but perhaps I’m being a bit negative to say it will never sell out.

It would surprise me if this was still happening, especially the DVC portion since the cabins are being converted and the build at the Poly is currently underway. Not to mention Riviera is still halfway undersold.

This surfaced a couple of months ago IIRC.

But a permit is really just for work to be carried out. At this point there’s no knowing whether they intend to continue with the original plans.

Even if they do, this was for a combined resort, not just DVC. For some reason that was often forgotten.

Could also be they’re cancelling the DVC cabins at FW and going back to Reflections having decided DVC didn’t fit at FW.
