Why have Warner Bros. never tried theme parks?

So I'm aware there is a Warner Bros. Movie World theme park in Australia, but why do you think they have never opened one in Orlando, or somewhere in America?

They have so many popular franchises - Superman, Batman, Scooby Doo, Harry Potter, Looney Tunes, Lord of the Rings - a far better collection than Universal or arguably even Disney, but they just sell their theme park rights.

They could have made so much money, had they been a little more adventurous.

Universal arguably has more classic films than Warner Bros.

I honestly don't think Warner Bros cares. If they did, they would have did what Universal did and turned their backlot/studio into a theme park. Seems they're content with just giving tours.
