A new housing complex is planned for land directly adjacent to Universal Studios Orlando. The developers of the 330-apartment complex plan to attract Universal employees as renters. Epoch Properties, a Winter Park developer, is hoping that Landmark Luxury Apartments will be affordable housing for many of Universal's hourly workers. One of the most enticing things about this location is the location itself. According to Kyle Riva, president of Epoch, "Our drainage for this property goes into the Jaws lagoon. We are literally on site."

The developer did have to make some interesting concessions in order to secure this deal. According to the Orlando Sentinel, Epoch had to waive their right to object - or support other's objections - to "the emission of pyrotechnics, noises, light, smells, odors and/or vibrations" from Universal's property. They are also not allowed to use the land to advertise any competing theme parks, like Disney or SeaWorld.

The first units are planned to open in 2011. Discounts will be given to Universal employees and rents will range from $900/month to $1,400/month. Space is not limited just to Universal employees.

For some reason this does not sit well with me. I get the desire for on-site employee lodging, but drainage going directly into the Jaws lagoon? That doesn't sound good, since this'll likely be a multistory structure. Is this going to be visible from the parks? Lord knows we already have enormous eyesore at the Studios...

No. Universal's permit states that it will not interfear with line of sight and will not be able to be seen from the park.

I'm confused. Are they building this on top of the employee parking lot? Because that's what's back there. It isn't really an expansion pad. I guess the team members need housing more than parking. :shrug:

I think they'll be used to it. This housing complex may act as a sound barrier as well. Maybe we'll be able to have more pyro for the 360 show?

BTW this was posted on Screamscape awhile ago. I wonder if the other hotel is still in the works.

Terrible! They have all that un-used property south of IOA they use for construction holdings! Why not use that?! Or use the new office building they built by the Hess station that has nobody in it? If this is going in the un-used employee lot, then they're pretty much canning any future development...

Since the entire point of this is for those people to be easily called in for Labor...they are going to be in the park so it won't matter. haha.
