FYI, the Visit Anaheim folks, who control the Anaheim Resort area, includes a small part of Garden Grove on Harbor.

The city’s long-standing plans to build up the hotel corridor along Harbor Boulevard was the subject of one of Jones’ biggest announcements, revealing the names of the first two of three hotels that will eventually be built on 4.3 acres on Harbor Boulevard next to the Target store and across the street from the existing Hyatt Regency Orange County.

It will be, Jones said, “the largest development project the city has ever seen with an investment of approximately $400 million.”

He described it as a “high-lifestyle resort project,” and said construction will begin later this year. The project will have three new hotel towers with 769 rooms, almost 40,000 square feet of meeting space, and 36,000 square feet of retail and commercial.

“At this time, I am elated to unveil the names of the first two hotel flags that have been secured as part of this amazing new project,” Jones said. “The first tower will be a Le Meridien Hotel by Marriott. The new Grove District hotel will offer approximately 400 rooms, a rooftop bar, two restaurants, and 30,000 square feet of conference space.

“The second tower will be a Kimpton Hotel,” he continued. “The San Francisco-based brand that introduced the boutique hotel concept in America … will offer 200 rooms, a rooftop bar, a restaurant, and 10,000 square feet of conference space.”<<

Tourism means an increase in jobs, revenue for small businesses and is a key spoke in our local economy’s wheel.”

According to Visit Anaheim:

Development projects have been on the rise in the destination with several highly impactful projects underway to sustain tourism for years to come. Most notably, Disneyland’s much-anticipated Star Wars: Galaxy’s Edge and updates to Downtown Disney, which will offer Anaheim’s 24 million annual visitors additional entertainment and attraction options. Anaheim visitors will also be offered more diverse hotel accommodation options due to two highly-anticipated four-diamond hotels breaking ground in 2017.
In Sept. 2017, the Anaheim Convention Center’s seventh expansion, ACC North, was unveiled, adding 200,000 square feet of flexible meeting space and cementing the Anaheim Convention Center as the largest convention center on the West Coast. ACC North allows meeting professionals the flexibility to design unique experiences for their attendees from education sessions, workshops, galas, marketplace connections and networking events. Additionally, many of Anaheim’s most impactful annual conventions hit record attendance or grew in size in 2017, including NAMM, Natural Products Expo West, VidCon, California Dental Association, OC Auto Show and LuLaRoe.

OK, the number is BILLIONS more, so let's look at the 6% increase, which makes the total amount over $143 Billion a year in tourism spending in the area.

But, we can figure out that 1.18 Million visitors came in 2017, (and note, based on the official information released at the Walt Disney Company Quarterly Report phone conferences, DLR attendance is down, making a lot of the new folks convention Center Related).

So how to allocate the average spending, if you divide the total spending by the total amount of visitors, that is $5,900 per person, or over $20,000 for a family of four.

But we have to calculate the types of tourist, of course a NAMM attendant is booking private event halls, paying Convention Center rents (Visitors include the heads of businesses showing their products/services off), so of course, that is not a typical leisure guest.

But as an Anaheim Resident, let me thank you a LOT for visiting.

Makes me wonder why Disney is holding back on building new hotel resorts. They have the land, but no master plan

What land? The Eastern Gateway Property? The Pumbaa Structure is written into the Resort Plan and can't be changed.

Disney has no extra land, and is desperate for more parking.

No way is the city of Anaheim approving any rezoning right now. Maybe if the November Election goes their way, and Harry Sidhu gets the Mayor's position, Disney can think about a zoning request. But no matter who is in charge, without addressing the parking and traffic issues, nothing will move forward outside the current Disneyland Resort Plan Property. The Eastern Gateway is not in the zone.

The Simba and Toy Story Lots for example should be developed with hotels especially since the third park won’t ever happen. (Unless they are still keeping the dream alive.) Even Paradise Pier Hotel should add an extra wing or two. Since the Eastern Gateway demise, obviously it should be repurposed to hotels and parking.

The parking is a problem, but Disney should abandon flat surface parking and just keep building multi-level parking structures, which it hasn’t done yet since Mickey and Friends as it’s only guest parking structure. Even Mickey and Friends is horribly inefficient. Every other major retail center monitors its parking spaces. Disney doesn’t have a clue as to how many spaces are free. There’s no electronic talley board.

The Simba lot is being repurposed as new DTD parking as part of the new hotel complex. I believe it'll be a parking structure if I remember correctly.

back to the concepts where Disney would partner with others to open more hotels... or operate with another developer (or buy them out). Certainly lots of potentials... but Disney hasn't paid up or converted other options to upgrade.

I am still very suprised they haven't been more agressive. I guess we see how this new one at DTD works.. but you'd think Disney could do 2 more if they varied their offerings too.

Nope, a second parking structure is hotel guest parking. DTD is a flat parking lot.

"With all of the moving parts, Downtown Disney visitors in the future will have a dedicated parking lot on the Simba lot on Katella Avenue and Disneyland Drive. Disney said they plan to build a gateway for visitors to enter Downtown Disney."

The rumor was that it might be a small structure. I think I read that on MC or some other site.

The Toy Story Lot is not part of the Master Plan, and is only temporarily zoned for parking, so you need the city's permission.

As mentioned, Simba is needed for parking, at least until the new construction is finished on the West side. But a larger PPH could be built after that without city approval.

Then Disney obviously needs to get the city’s permission. This has nothing to do with the bridge that was the hindrance with the Eastern Gateway. While Disney waits, other hotels are coming in to cash in on Star Wars.

As Stated many times, the current Anaheim Mayor is anti-Disney, no way will anything get approved, unless Disney forfeits a lot of TOT rebate money from the new 4th hotel.

That’s because there no plan for a hotel. Goodness. Are you understanding what I’m saying?

I think we all understand what you are saying. Disney however cannot build a 5th hotel on that site because the city hasn't zoned it. And right now that is not happening with the current city council. So Simba will be a parking lot or parking structure to handle DTD visitors.

Daniel, right now PARKING is the priority, and until a solution is found, nothing else will move forward, even with the three new structures (Pinocchio 4th Hotel, and Simba), they are short of spaces. Maybe when 2 more structures (Pumbaa and a CM structure ) are built Disney might look at PPH for replacement.

I can see Disney wanting to delay until the next
election or beyond, but it still done little since Cars Land opened that threw open the resort’s potential. Still, even with a favorable business climate, it slow walked development.

Look, Disney made Major mistakes. The Eastern Gateway should have started 5-10 years ago, the CM lot at Harbor and Ball should have been a structure from Day 1 when Disney bought the land.

So Disney is paying the price, and others are taking advantage. Disney could make a licensing deal, but Wincome is non-union, so no possible deal. Does Disney want a Hotel near Harbor and Chapman, that really isn't walking distance.
