The area to the north according to wikimapia, is not that big north due to a canal that is in place. There is a storage area to the north as well as energy services. Not a lot of area to work with.

When I did the backstage magic tour we were in the utilidor and the CM was talking about the MK. It was mentioned with the NFL expansion MK was about built out. She pointed in the general direction of TSI on the map down there (looked like lots of trees) and said "no, there is plenty of room left". I pointed out the rail tracks and said what are you going to do, drain the river and dry dock the LIberty Belle? She did not like that but had obviously never looked at current aerial view of the area.
