New Enhancements, Dining Options Coming to Disney’s BoardWalk

At the airport now after 13 days at the BWV and it absolutely needs better quick service food. It's terrible that you can't get a burger or even Mickey waffles. Other than location it's not worth staying there until that changes. We like our home SSR significantly better.
I agree and it’s somehow a weakness all around Crescent Lake. Y&B is our favorite resort but still lack a good quick service option. Maybe the intention is to push guests into Epcot.

I stayed at the swan reserve and the cafe there was basically no good. Amare was nice but pretty expensive. Not having a convenient quick service is ridiculous though. I don’t regret staying at the reserve, it was a lovely stay but breakfast was a bit more inconvenient than usual.

Not sure what you mean about not having a quick service at swan and dolphin, there are like 6+ quick service/casual dining options at swan and dolphin.

Honestly I was surprised they had as many as they did, I never think of any there. But I do get the idea of it not being convenient for a quick bite/breakfast too. I mean, I've always been on board with the Boardwalk not having a real quick service as a huge issue, and it's about the same distance as the Reserve is (and the Reserve needs to cross a reasonably busy road).

Thinking back the breakfast thing could be an issue. For quick bites i honestly think the Fountain might be one of the best locations at any resort of quick low key meals, i put it almost on par with the Contempo Cafe. I had thought that we were able to get mickey waffles for breakfast somewhere at swan and dolphin but i might be mistaken there. Fuel generally had decent grab and go items for breakfast, but your not getting a sit down eggs/bacon/ect breakfast there

These tenants are being forced out, nothing to do with not being able to pay rent.

The fact that Disney wants the 3rd party tenants out makes me hopeful that there is a plan

I presumed Disney loves to be landlord and collect rent.

Somebody correct me if I am wrong, but in addition to taking rent Disney also gets some of the tenant’s business income as part of the lease agreement.

It may be these tenants were forced out because they were not making enough money?

I really don’t think Disney wants to operate anything here, they want to take rent plus some income from the right tenant.

There’s a number, but if Disney thinks they could operate it themselves and make more than the lease collection agreement then they might want to do it themselves. I can’t imagine that art gallery was making Disney much $$

That location for the art gallery always struck me as a bit out of place. It was a bit tucked out of the way to be a destination place to go to, and I don't imagine that the number people who are just casually strolling around the boardwalk and walk by it and decide they need to buy an expensive piece of art is all that high. It wasn't an impulse buy type location. I could see it doing better in Disney Springs, where even if you weren't specifically looking to buy a piece, you were likely at least in the shopping frame of mind.

Give me the Cape over the Jersey shore any day of the week! Having lived in the Bucks County and KOP areas for 20 years, I am very familiar with the Jersey shore. Now in New England for 25 years and visited the Cape several times per year (including practically living there the past two summers as my son interned for a Cape Cod League baseball team). We find the Cape much more clean and relaxing.
I did a ton of work in Bucks county when i was still in private practice, and actually loved the area. My youngest son is a big wrestler so we are still there a ton for wrestling tournaments over in Newtown. This summer i was traveling between Flemington NJ (baseball game) to Newtown for wrestling, and we took a different bridge over the river than we normally do. We passed through such an amazing area in Bucks County, it honestly remined me of New Orleans. Tons of restaurants with outdoor seating, music playing everywhere. A local theater, tons of people out walking around. I need to remember the name of the specific town but it looked like a really nice place to spend a Friday/Saturday night.

I lived in Newtown, the area around there has really grown since I was there. You more than likely drove through New Hope, it was a fun place to hang out especially in the fall. The theater was the Bucks County Playhouse - nice place to take in a show.

Still confused b/c collecting less than expected is still better than collecting nothing at all.

If something was replacing it, I wouldn’t really mind but adding to Jellyrolls and Big River Grill it just seems odd that Disney is ok with so many closed spaces.

Perhaps they are moving DVC to this location so they have Big River and Jellyrolls as one big space to work with?

I used to see some people browsing when I would walk in as well. We have several large Thomas Kincade's and Larry Dotson works at the house so i was always interested to see what they had. However it wasn't a place i ever saw a lot of people BUYING from.

I also never really associated the art gallery with the Boardwalk, meaning the actual boardwalk where Jellyrolls or other non-hotel guests would hang out, more as an extension of the hotel itself. Might be a bit of personal hair splitting on my part that I readily admit, but i as such i don't really see this location being down, along with JR and BRG as being connected. I don't know if DVC is the play, or what else it might be at works, but given the nature of the area, and where you have multiple different leases at different locations, IF there is a larger strategic play in mind for the area, or even if they just aren't sure of one yet, it is not a shock that you are going to have a time period with closed spaces, while waiting for the leases to expire, and properties to become open.
