Grand Floridian Room Layout

DVCNews has posted villa layouts that were filed with the comptroller. Don't think it's been posted anywhere here yet.

Seems to be composed of 6 4-Bedroom Grand Villas and few dozen dedicated 2-Bedrooms and a few dozen lock-off 2-Bedrooms. 4 Bedroom Grand Villas are unique, and I'd expect to cost a lot of points. I'm personally bummed to see that the 1-Bedrooms feature only 1 bathroom, as opposed to the 2 bath design at BLT and Kidani. Hopefully this means pricing & point announcements come soon, and sales might start in a few weeks.

I am setting the over/under for points for a week in one of the 4 bedroom villas during magic season at 1,375.

For a point of reference the 3 BR grand villa at BLT is 1,065 points for magic season and you get an extra bedroom plus it's Grand Floridian.

We're hoping to book a stay there early in 2014, but we're expecting that we won't have enough points for our full vacation and will have to do a split stay DVC/cash resort. We usually like staying in 1-Bedrooms, but our points won't go very far. Already we have to sacrifice when we stay at BLT with its high point requirements. It's increasingly looking like this will be a one time thing for us.

Does anyone know if the two bedrooms will have 1 room with a king bed and the other with 2 queens like the Contemporary and Old Key West, or will they have one king and 1 queen with a pull out couch like the other DVCs? I am hoping for 2 queens. Always have a big fight between all the kids over who is going to get stuck on the pull out sofa. Never understood the the whole pull out couch. I guess it is because of space issues? But in my opinion who want to pay that kind of money to sleep on a pull out couch?

If you get a lock off it is a 1BR combined with a studio with a connecting door. The studio has the pullout couch and its own door to the hall. Most of the resorts have that set-up: Hilton Head, Vero, Wilderness Lodge, BLT, Saratoga, Animal Kingdom, Aulani, Grand Californian. In a Dedicated Two Bedroom, you get two queen beds in the second bedroom. In a Lockoff, it's queen + twin sofabed.

Exceptions include Old Key West which has the two queens throughout. BoardWalk doesn't have any Dedicated 2Bs, thus you'll only find the queen + sofabed configuration. Beach Club--for some reason--has a mixture of the two queens and queen + sofa in its Dedicated 2Bs.

Grand Californian appears to have 47 Dedicated and 47 Lockoff Two Bedroom Villas. Sleeping configurations are not known yet but I would be very surprised if they vary from the established norm.

The Lockoff Two Bedroom villa serves as either a single 2B unit or it can be rented-out separately as a One Bedroom AND a Studio. If you look at the floorplan, you'll see that there are two separate entrances to the room from the hallway. And the interior connecting door is left closed and locked when the two halves are booked for different parties.

For the most part, DVC hasn't built any stand-alone One Bedroom villas in 10+ years. There are a few at AKV Jambo House as a result of converting the hotel rooms to villas. But all new construction has taken the approach of building these lockoff 2B villas which can serve the dual role.

And Studios at GF?

Again, there are 47 Lockoff Two Bedroom Villas. Each of these can be reserved separately as a One Bedroom PLUS Studio or left intact as a Two Bedroom.

There are NO stand-alone Studios.

Therefore, at most there are 47 Deluxe Studio villas available to DVC owners. On any given day, there could be fewer since some of the 47 may be reserved by guests booking a Lockoff Two Bedroom Villa. Every time an owners books a Lockoff 2B, it removes a Studio AND a One Bedroom from the available inventory.
