Interesting @Master Yoda. Makes sense, especially on finishes.

What doesn't make sense to me is that you can buy other luxury homes nearby on much larger lots. But maybe it is saying that you're on WDW property that is the selling point.

This is just stupid. I understand/understood Celebration. Though I think Disney no longer control that town. But why on earth did they build this property? This seems like a waste of space that could have been used for other guests experiences.
To get Four Seasons to move forward on their hotel project since they had already sold and deannexed the land.

There is no question that location is a big part of the equation. One other one could be at ARB requirements of the subdivision. I have yet to see a development that did not have a set of minimum standards for the homes being built. The more high end the development, the more stringent and typically the more expensive the regulations. These requirements can be anything from the size of the home, roof pitch, roof material, exterior finish, etc. If one allows a shingle roof and the other requires stone or tile the price of 2 identical homes can easily shoot up by 5 figures for that one change alone.

I think I would prefer and extra 15 minute drive and pay a bit less. My only requirements are Fios and a close gun range.
PLENTY of gun stores and multiple ranges. If you are into guns, Orlando will not disappoint.

Out where I am, people go shoot into big earth mounds. It's kind of fun, but the people outlines don't move, so I don't know how good of practice you really get there. But you can do it!

I went to two ranges. The big one was much nicer, so that's where I practice...but I only do it once a year or so, just to reassure myself that I still can. But I'm always fine.

However, as my veteran dad pointed out when I did a little bragging, "Yup...easy to kill people when they don't shoot back." So, maybe I'm not as good as I fancy myself, lol. :)

I took my son once. He killed me. I was like, "But...but...we just started!"

It is my great hope that I never have to shoot anyone and I just pray they don't shoot back!

Still, best to be prepared. Just in case. I have a late model car, but keep a battery charger plugged in and have AAA. Careful with boiling water coming off the stove, but keep a large Rubbermaid container and burn cream in the house. I'm a prepared kind of girl. :)

Gun range would definitely be a requirement. Two would be better....indoor for when it's really hot, outdoor for longer range and the winter!

Dumb question, though...can you even keep weapons at a home in Golden Oak?

I am sure you can. Discharging them is another matter entirely.

Sadly, pretty much every development that has been built in the last 30 years is like this. It seems the only way you get a yard in a development is if it is a ranch community. There are some areas in Jax Beach that have BRL lines as small as 0'/5'.

I love WDW and DLP, I really, really do. A big regret has been not giving it a shot moving down and working in the parks in my youth.
But, if I could afford a place at Golden Oak, I would want a lifetime pass to the parks for the owner and the ability to be able to buy discounted 'flexible' passes for guests/relatives who would come to visit for the kind of money they are asking. I mean really, isn't that the main draw, the parks?
Barring that, for that kind of money, as that's a lot of that kind of money with fees, etc. I'd sooner go every year and simply stay at the Poly or whatever resort I wanted. There's a lot to see just in this country(Nat'l parks, other amusement parks(like Knoebels, Dollywood,Cedar Point, Universal).
I've been to WDW I really don't know how many times and DL is just fantastic. Central Florida is just not nice enough to want to live there, now that I am older. I've done a bunch of business trips where I'm off site and....eh. Nutsy traffic, undesirable people, crime, heat, not necessarily in that order. I'd rather go there once in a while in pure luxury with no long term commitment. Even now, we're not planning on returning to WDW until FLE is really and truly finished. We'd rather spend the extra money on a trip to CA, where TDO doesn't penny pinch in comparison.

Growing up my entire life...I always said, "I want to work for Disney" and now that I am finishing college and making the career decisions...I am not sure I want to...WDW has always been my escape, when down there on a trip I'm not bothered by what's happening at work/back home. It's a get a way...Despite being obsessed with Disney...I am pretty sure I don't want to live there, or even really close for that matter...Keep WDW as my "retreat". Maybe I'm strange though.

My bf and I are looking for a new house here in PA (we currently live about 30 minutes from Philly). We want to live in a community, prefer new development and the extra amenities (golf course is a plus) and I can honestly say that the asking price for the houses in Golden Oak are not that crazy. We are looking at houses that are a little over 2000 square feet and they have been EXTREMELY pricy ($500,000 base price and up for most) and this is looking ever farther from Philly and most of the major areas here. As @Master Yoda said, options and materials raise the price very quickly. We finally decided on a house, smaller and farther than we wanted, base price starting in low $300's, there is no basement and the houses are about 10 yards from eachother, and the builder literally gives you NOTHING in regards to nice materials, vinal flooring is considered "standard" and laminate countertops, didn't realize I was living in the 1970's. To upgrade the master bathroom is over $10,000 and thats not even with the best options. A lot of people don't realize how expensive new houses are now a days unless you are currently looking.

Thanks!! But OMG they really DON'T have any yard, it looks so claustrophobic! And are those TWO homes in the middle of Earl Ct at Lounsberry Cir?? I would NOT be okay with that!

That space would've been a great place for a nice little park with a tennis court or a playground.
