Been going back and forth for a couple of years now on whether or not to buy resale, and I finally put a contract on one over the weekend. I actually found two contracts offered by the same seller, with same use year at SSR for 150 pts each and bought them. I did that so if I ever felt like it was too much in the future, I could sell one and cut my yearly dues in half. If I make it past ROFR, then I'm going to immediately add 25 points through direct for the incidentals. I've been really nervous about the amount of money, but I'm really excited that I went ahead and pulled the trigger! Now fingers crossed that Disney won't snatch them up.

It's too late now, I've sent escrow and I'm not one to back out of contracts. Anyway, I have no regrets, but I don't care how much money you make, if you don't think long and hard about dropping $27,000 plus $1700 per year dues, park tickets, and food for the next 37 years all for vacations, then you might be doing it wrong. I am glad I decided to do it though, it's hard to put a price tag on joy and family memories.

Congrats on your purchase IMHO it's well worth it. We did our 1st one last March (2015) at VFG paid $33k we will be done paying that off in March 2017 after that it's all cake and we will break even next March as well with 3 more stays coming by march 2017. We purchased Poly last month both direct so we will be enjoying our Disney vacations for the next 49 and 50 years.

Thanks enjoy your DVC we have 5 stays so far under our belt with DVC, 2 more to go this year, and then a week at Polly for Spring Break, and then I will book 3 more for next year. I can say we are getting our monies worth with our memberships. You cannot put a price on happiness.

Just remember, this person is resale. You cannot legally welcome them home as Disney considers them second class on the market. Until the OP purchases 25 points in direct sales, please save your "Welcome Homes" for those buyers Disney feels deserve one.

Or maybe something better than that, I just suggest that we should open up the dialogue to an alternative for us half members

Sure, I'd be ok with that. We can also specify what resort you are staying in. For example, "Welcome to A Home away from home at the spacious Saratoga Springs Resort and Spa".

Congrats, you will totally enjoy it. My parents have been DVC owners my entire 18 years of life and even before that and I have gotten to enjoy the Magic of Disney 20 times because of it. Welcome Home.

Ok, so question. Is 25 points the minimum needed to still get the incidentals? Can only purchase 25 AFTER you own the resale?
