Deluxe room layout confusion

I’ve been trying to book a deluxe room for my family of 5 though David’s, and all the “studio” rooms are shown as 1 Queen, a sofa bed, and a fold-down.

When I search on the Disney site, the results come up as “standard” rooms with 2 Queens and a small sofa bed.

Google searches reveal the two completely different floor plans for standard and studio. The studio has a much better bathroom layout, but the standard has a better bed situation.

What’s the explanation for the differences? Are the studios only available to DVC members?

DVC studios are available to book via DVC points, or directly through Disney for cash.

Standard rooms at a Disney deluxe hotel are just that - standard hotel rooms, not part of the DVC inventory, and not bookable by DVC points except by members, at what I understand is an exorbitant points rate. Disney properties (e.g., Polynesian, Contemporary, Wilderness Lodge, Beach Club) offer both DVC accommodations and standard rooms at the same resort.

The layouts do differ. DVC studios are typically 1 bed, sofabed, and sometimes a murphy bed, and have a kitchenette with dishware, mini fridge, toaster, sink, and coffeemaker. Standard rooms are usually 2 beds. sometimes a murphy bed, and just a coffeemaker and fridge.

We've rented DVC points for studios in the past (at Poly, Beach Club, and AKL Jambo House) and so far, it's always been significantly less expensive than a standard room at the same property.

Deluxe Studio is a room type at a Deluxe Villa resort. It's roughly the same size as a standard hotel room but, as you're discovering, is often only a queen bed, queen pull-out, and occasionally a 5th sleeper depending on the resort.

That's different than a room at a Deluxe Resort Hotel, which is what most people mean when they say "deluxe room."

Is there a difference in location at a particular resort when looking at the Deluxe Villas and the regular hotel rooms? Are the Villas in a separate defined space?

It seems as though the Villas were recently renovated to include the Murphy beds instead of the sofa beds. Is this correct?
I think that’s correct for Poly. Here’s a map with the location of the DVC rooms highlighted in red:

As far as I know the studios at Boardwalk still have sofa beds.

The resorts that currently have a queen bed and a queen Murphy bed are Riviera, Polynesian, Saratoga, and the Grand Floridian is currently undergoing refurb to install the murphys. Old Key West studios have 2 queen beds. The new resort studios at the GF will have 2 queen beds.

Boardwalk, Poly, GF, Boulder Ridge, Riviera, and Beach Club have a single pull down bed for the 5th sleeping surface.
