Aulani and Resort Group

Does anyone know the relationship between Aulani and the Resort Group? Does Disney own the building and the land? Just the building? Neither?

Because The Resort Group owns the planned resort community of Ko Olina, where Aulani is located

I had read an article that the sale to the development group looking to build Atlantis was the first of its kind. But clearly they also sold a parcel to TWDC.

Or they signed a long term lease. Happens all of the time in business ventures. Disney/DVC could have easily signed a 99 year lease for the property.
