3 bedroom at GFV

They can hold 12 people, but I wouldn’t put 12 adults in one. Two of the bedrooms will have two queen beds in them so there will be lack of privacy. If you search on-line you’ll see pictures of the layout.

We have stayed in a few GVs, and have to agree with @WWWD that you would not want to put 12 adults into one. We had ourselves and our 2 married boys, one couple per room in them. When they have kiddos, they can stay in the same room as the parents, or in the living room.

I was just looking at a video of the grand villa and honestly I think even 12 adults would be all right especially because, being adults, you can come and go more at your leisure so not everyone is necessarily leaving or coming back at the same time. It might be moot, I don't know if the OP is planning a party of 12 adults or 12 people of different ages and sizes.

But at the same time, consider the space that you do have. Would you be planning big ol' get together "home made" dinners where you'd need a giant dining room? Would you be planning a movie night that requires a media room? Are there so many little ones in your party that you need to tackle them all in one room it-takes-a-village style?

It might be better to try to book a 2BR and a 1BR. You won't get the grand dining room or the media room. You'd only get 3 toilets total instead of 4. But it would use fewer points total than the grand villa, it's still a decent amount of space, and you'd get 2 laundry facilities instead of just one, and for a group that size, that might be even more important than the extra toilet although YMMV.

We stayed in a grand villa at Boardwalk a few years ago. We had 2 two year olds and 6 adults for the whole time. We also had one adult come for part of the time. It was a ton of space and great for the kids to run around. The strollers were no problem and we had lots of room. Technically I think we could have fit in a two bedroom, but that would have been really cramped.
These were our sleeping arrangements:
Master bedroom (king bed)-2 adults, 1 2yo
Bedroom 2 (2 queens? Maybe doubles?)- 1 adult in each bed
Bedroom 3 (2 queens/doubles)- 1 adult in one bed, 1 adult and 1 2yo in the other.
Our extra adult slept on the pull-out for the couple of nights she was there.
We could have squeezed in another adult or two, but you need people who will get along.
It was fun for a one time thing, but we won’t do it again. It’s too many points.
