If you could expand CA to the western lot where Paradise Pier Hotel is, what would be the theme?

I always thought a Barbary coast old San Francisco area would be a good addition may with some steampunk elements like mysterious island in TDS. You could have a new version of the 20k ride from Tokyo touring the cali oceans (with a nemo tie in), a mystic manor type attraction based on an old California mansion, maybe even an attraction celebrating Chinese culture and the asians who emigrated via California during this era (Maybe a Chinese dragon coaster?)

Really I guess anything ... as long as it was good. I'd like to see them bulldoze the Paradise Pier Hotel and build something new, and maybe even incorporate a new hotel into the theme park area, like they did at DisneySea with Miracosta.

This is very much an updated take on what Discovery Bay was going to be at DL, and I’m in favor of anything that revives that theme. And I agree it would be an awesome addition to DCA.

Move the hotel to the back side of the parking lot against Walnut which would give it access to the DLH and then DTD and put the new section of the park starting where the existing PPH is. Would give nice views of the new land from both the new hotel and Frontier Tower of the DLH. I like the idea of Mystic Manor being put in there, maybe even Journey to the center of the Earth from TDS using Mt Whitney or Mt Shasta...maybe themed around gold mining exploration that gets out of hand to tie into California. ORRRR, just build Western River Expedition and fit it within the CA theme.

Not sure as the biggest obstacle will be the fact that houses are next door. So the wishful, but unrealistic idea would be what Stevek had which is to block the houses with a new rectangle hotel along Walnut and tear down Paradise Pier(which isn't owned by Disney if I remember correctly). What to put there is a bit of a head scratcher as nothing Disney pops out at the moment. The only horrible Idea I could think of would be to put FOX Land.

Disney owns the Paradise Pier Hotel, but it wasn't originally built by Disney.

I can't speak with any authority on the matter, but I would think that their long term plans may include replacing the hotel and reutilizing some of the space over there as indicated by other projects (such as replacing the Paradise Pier Parking Structure). Before any of that happens though, a lot more dominos would have to fall.

I think content wise, it would probably be in line with other park IP. I don't think FOX would be as terrible as another clone of Toy Story Land, with PPH being replaced by a clone of the Toy Story Hotel. Toy Story Hotel in Shanghai will align with a replacement of PPH as a lower end "Value" resort at DLR, and for some strange reason, everyone loves Toy Story Land.

I think that if they can do it the way the are adding the DVC, the residents may not have as many issues. Apparently, the DVC was met with approval from locals.

I think the prospects of tearing down the PP hotel went away when the building of the 4th hotel went away. I also think the cost and hassle of approvals and what not would be too much for Disney to want to take on right now unless they incorporated it into the budget of the park expansion, but that would take money away from making said expansion better.

I suppose some cleverly placed trees or buildings within the land could obscure the hotel, or if they did do something like San Fransokyo they can make it part of the background of a cityscape.
 
I would like them to bulldoze the eyesore of the PP hotel and use that land and parking lot for two new resort-hotels that expand the rooms of the DLR as a whole.

The PPH property, including its small parking structure is not part of the Disneyland Resort Specific Plan. So it has its separate zoning, and basically a stand alone location, which can't be added to the DLSP due to Grandfathering issues.

Now, Disney could look at the Simba Lot, but with parking still an issue, don't see it being converted before the Ball CM, Pummba and Bullseye getting Parking Structures first.

That's frustrating, considering that after that Avengers plot and bus depot the park doesn't really have anywhere else it could grow. Out of curiosity, what prevents the lot from being rezoned into a park expansion?

It would have to be added to the DLR Specific Plan, which would require a total upgrading of the plan, instead of using the 1996 rules. Something Disney will avoid at ALL costs.

You are stuck with Hotel/Restaurant use, sorry.

Could Disney hypothetically knock down the ugly towers, build a new hotel on the former PPH Site which includes expanded wings or usage of the Simba lot? Or does any new hotel they build on the PPH Land have to be confined to that site?

Nothing really has to be confined to anything. The thing to keep in mind is that anything is possible if you put enough time, effort and money into it. The DLSP doesn't include the property that PPH is currently on, but if Disney really wanted it amended, it could be amended and changed.

The bigger question is whether it is worth the cost, and there the answer is probably no. The idea of building a bridge over a public street for a theme park expansion would be incredibly expensive, potentially unsafe, and just plain unrealistic to achieve. Ultimately whatever space or expansion they could get for DCA over in the Simba lot, wouldn't recoup the extraordinary cost in any reasonable length of time.

So yeah, while it can be a fun little what if exercise, DCA will not expand into the Simba lot.
