:dazzle: We are definiety thinking of buy into the DVC but we are not sure if it's better to buy from Disney direct or through a company that resales it. We also don't know where or who would be better to finance with on this purchase. Thanks!!

Welcome to the boards. If you want to buy at a sold out resort (eg. OKW or the Boardwalk) you have to buy from a resale company (like the one that supports this forum). If you buy resale, DVC treats you as if you're an original owner and does not exclude you from perks, like other timeshare companies. With a resale, you have to pay closing costs on your purchase and DVC has the right of first refusal. ROFR means that after your offer is accepted by the owner, DVC could step in and say they want to buy the contract from the owner at that price. If your ROFR'd, you don't get the contract.

If you buy direct from DVC, you do not pay closing costs, but you're paying a greater amount per point (I think it's now over $100 a point). Also, DVC runs incentives to buy occasionaly. Buying dirct means you can only buy at Saratoga Springs (unless you're already a member, than you can buy at sold out resorts).

Currently we have some great incentives for buying from us as opposed to a resale. Also if you buy a resale for any of the other resorts, not DSSR, then your membership ends 12 years ealrier than a DSSR (Saratoga) membership.

OK, I'm a huge supporter of the sponser of this forum. I have purchased 2 resales through them and they went extremely smooth. Personally I have visited all the DVC resorts except HH and VB, and I like the sold out resorts much better than Saratoga. I recently visited all the resorts on my last trip. I really am not trying to say that Saratoga Springs is crapy, it's very nice also, but doesn't compare IMOP to the others. Old Key West is selling resale for 25 to 30 dollars less than Saratoga right now. I think it's much nicer and is at the same location.... Downtown Disney. Beach Club and Boardwalk are at Epcot and are extremely nice. This is my favorite location to be at. Beach club is a little nicer but you could get Boardwalk for around $15 to to $20 cheaper than Saratoga through DVC. Wilderness loge is only second to beach club IMOP, but is very unique and I like staying there every visit. Your probably looking at $15 dollars cheaper per point. Saying this you still need to pay for closing and dues(usually for resale) which in turn does up your price a bit. Even though you get 12 more years going through DVC, I look at it this way, I'll personally be 72 years old when my BCV and OKW contracts run out. I certainly wouldn't rule out going through DVC, but I think I'll wait to see what new places it builds. Saratoga is too big for me. It just seems like it takes a long travel to get to where you want to go. The rooms are really not any nicer than at the other resorts. Now lets say they build a DVC at the Contemporary then I might take the plunge. Do some more research and decide for yourself. I'm not appossed to go through DVC at all, but I certainly don't buy all comments that resale, especially through TTS is really a difficult process.

This was a tough decision for me as well.

Some key things to think about (although some have been mentioned)

  • I believe DVC is currently offering $8.00 off a point
  • Closing periods are between 7 and 10 weeks
  • Closing fees apply when purchasing from third party whereas it does not apply buying new from DVC. Be sure to include the closing fee when calculating how much per point you end up paying
  • Some resale deals have used up their points for the current and future year. Be sure to check out when the next usage becomes available
  • Most resales are not from Saratoga so they expire in 2042 not 2054. Although it may not make a difference, it may affect the value of the points if you choose to resell down the road
All that said - if the deal is good enough and you deal with someone reputable like the sponser of this forum (http://www.dvc-resales.com/) I say go for it! However you can get to become a DVC member, I doubt you'll ever regret the decision.
