The Springhill Suites are open...and while not an "on property location" with any perks, it puts you about 5 minutes to Buena Vista Drive (right at the intersection with Coronado Springs). Seems the area is ripe for development now and a lot of construction going on (not Disney construction)

I live about 1:30 away so while not technically a "local"...close enough to consider myself an honorary one. The wife is on the investment property kick...and we've started exploring that area.....seems like some good opportunities available. It's also likely the area will develop nicely and looks like a good ROI (at least initially). Being 5-10 minutes from property is starting to become extremely appealing and I'm starting to think of a "weekend home".

Anybody live in that area that can give any feedback?

The area is building up but part of the issue with that area is it practically requires the use of the tollway to get around unless you go further west to rt 27. I'd look for major road expansion projects and invest near one of them. I'd also take a look at the regional multi year development plan Look up the 5yr plans for Lake, oceola and orange counties to see what is planned for the next few years.

We have seen permits that indicate they are going to add this road...

I drive through there at least 4 times a week to avoid traffic on 192 and have watched the development of the area (or rather the non-development). While it may be a good investment ... it's going to probably still be a long term wait. The whole area of Flamingo Crossings was "primed" in late 2009 and stood empty until mid 2014 that one lot where Springhill is was developed. That project was a year and a half.

The area is waiting for a good development phase but it's almost an unreachable island of land and even getting machinery there has been an issue in the past. The southern part of Hartzog road had to be paved to facilitate some equipment that had trouble coming in form the north end. Perhaps if they ever actually extend Western Way out to Avalon/545 they'd expand sooner but a there is a history of developers dropping projects in that area due to logistical concerns.
